  • The Facilities Manager is responsible for overseeing the maintenance, repair, operational functionality, and long-term planning of Corallium: Marine Life Institute’s physical infrastructure and systems.
  • This role ensures the facility runs efficiently, complies with safety and environmental standards, and provides a safe, welcoming environment for guests, staff, and marine life.
  • The Facilities Manager will also lead strategic planning for facility upgrades, expansions, and sustainability initiatives.
  • The Facilities Manager is responsible for developing, managing, and monitoring the annual facilities budget, overseeing expenditures, and negotiating contracts to ensure cost-effective operations while achieving cost reduction targets.
  • They plan and manage capital expenditure (CAPEX) projects, ensuring timely and budget-compliant completion, while also managing vendor relationships and contract compliance.
  • Additionally, the Facilities Manager prepares and presents financial reports, providing detailed insights on expenditures, budget variances, and forecasts to senior management.
Job Responsibilities:
  • Oversee the daily operations and maintenance of all facility infrastructure, including HVAC, plumbing, electrical systems, BMS, and security systems, ensuring optimal functionality, safety, and compliance with regulations.
  • Lead strategic planning for facility upgrades, expansions, and sustainability projects to enhance operational efficiency and reduce environmental impact, including energy management and waste disposal initiatives.
  • Develop and manage preventive and corrective maintenance schedules, ensuring systems remain fully operational, reliable, and compliant with safety and environmental standards.
  • Supervise installation, testing, and commissioning of new building systems, collaborating with external contractors, engineers, and vendors to align with operational goals.
  • Manage facility budgets, controlling costs and ensuring efficient completion of repairs, upgrades, and renovations within budget.
  • Provide leadership and mentorship to the facilities team, fostering a culture of safety, professionalism, continuous improvement, and high performance through training, development, and feedback.
  • Oversee security and emergency response systems, ensuring the safety of guests, staff, and assets, and leading emergency response efforts to minimize risks.
  • Maintain accurate records of facility operations, including maintenance logs, inspections, certifications, and regulatory compliance documents, ensuring cleanliness, safety, and accessibility.
  • Support construction and renovation projects, ensuring alignment with operational goals and sustainability objectives while collaborating with internal departments and external partners.
  • Foster relationships with regulatory authorities to ensure ongoing compliance with building codes, safety standards, and environmental regulations.
  • Represent and promote Corallium: Marine Life Institute professionally to external organizations, regulatory bodies, and strategic partners, while addressing guest and management feedback to ensure high service levels.
  • Lead hands-on facility maintenance efforts, including repairs to essential systems, and manage vendor and contractor services to ensure adherence to Red Sea Global (RSG) standards.
  • Monitor and manage departmental KPIs, aligning with company objectives, and ensure operational readiness, particularly during pre-opening preparations.
  • Handle emergency situations outside normal business hours to ensure the protection of guests, staff, animals, and property.
Job Requirements: Qualifications & Experience:
  • Bachelor’s degree in Facility Management, Engineering, or a related field.
  • 5+ years of experience in facility management, preferably in an aquarium, zoo, or similar environment.
  • LEED and OSHA certifications are preferred.
  • Proven experience managing large-scale building systems, including HVAC, electrical, plumbing, and BMS.
  • Experience leading facility maintenance teams and working with external contractors on repairs, upgrades, and new construction.
  • Knowledge of regulatory requirements related to building operations, safety, and environmental standards.
  • Strong background in budget management and cost control for facility operations.
  • Working knowledge of drafting and design programs (e.g., AutoCAD, Revit) and management software (e.g., Manager Plus, Bluebeam) preferred.
  • Competency with Microsoft Outlook, Word, Excel, and PowerPoint.

Job Context: This is a "Front of House" and “Back of House” position with direct guest contact and constant interaction with staff and contractors. The role will entail working during operating hours and occasionally outside normal facility operating hours on an as-needed basis. As the facility will not be operational at the time of employment, the position holder will have to implement all pre-operational requirements, including but not limited to:
  • Setting up the facility.
  • Interviewing and recommending applicants for available positions while adhering to local Labor Law and Equal Employment Opportunity policies to hire the best candidate for the job.
  • Supporting the training program for team members and equipping them with the necessary skills, knowledge, and attitude to perform their jobs effectively.
  • Working with internal collaborators & external service providers to ensure operational readiness.
