Our client is a local developer that has a local and international property portfolio which consists of luxury residential and commercial, Hotels and resorts projects.Sales StrategyDefine and recommend sales strategies for Real Estate projects to achieve the company's revenue targets.Marketing Strategy and ExecutionCollaborate with marketing companies to develop effective marketing and advertising strategies to promote properties and attract potential buyers.Lead the preparation, maintenance, and monitoring of marketing materials, including, but not limited to brochures, factsheets, videos, websites, online collaterals, call center scripts and FAQs.Design and perfect the buyers' journey and experience throughout the buying process to minimize drop-offs and deliver a memorable buying experience.Project InventoryManage property inventory releases and pricing based on agreed guidelines.Sales ExecutionIdentify, prioritize, contract, brief, and monitor the performance of external real estate agents.Coordinate and schedule individual property viewings and open house events.Coordinate with external sales agents to support negotiations and facilitate sales.Conduct regular performance reviews and provide feedback to external agents.Coordinate with internal departments and external parties to answer buyers' questions.Manage direct sales discussions with internal referrals and proprietary leads.Sales AdministrationSelect, appoint, manage, and supervise external sales administrators, as required.Oversee administrative tasks including, but not limited to:Pre-Sale Documents and Processes PreparationsSale Documentation and FinalizationPeriodic Percentage Completion ReportingCollection / Monitoring of Collection Of FundsContract Cancellations and TerminationsTransfer Of Title Deeds / Resale ApprovalsMonitoring deadlines and ensuring timely completion of paperwork, administrative submissions to relevant authorities, and other tasks.Units HandoverDefine and coordinate the processes of unit handover, walk through, and snag list preparation with Purchasers or authorized representatives to ensure a smooth handover of the unit to the Purchasers.Continuous ImprovementStay updated on market trends (product specifications, prices, commissions, incentives), new launches, and competition moves generating accurate reports and providing information and advice as required.Stay updated on real estate laws, regulations, and industry trends and advise on potential risks and impacts for the organization.Regularly collect feedback from brokers and customers (buyers and not-buyers) regarding their buying experience identifying and implementing improvement opportunities.Attend industry events, conferences, and networking opportunities to expand professional networks and stay connected with key stakeholders.ReportingPrepare reports and analysis to identify trends, opportunities, and improvement areas.GeneralEnsure integrity, honesty, and transparency in all dealings with external brokers, clients, and other parties involved in transactions.Perform related duties and special projects as directly assigned by the Senior Management.Support implementation of Audit and Risk Department's recommendations.ExperienceExperience working with Developers or Brokerages in the UAE specializing in residential sales.EducationBachelor's degree in Business studies, marketing or relevant field.Professional ExperienceAt least 7 years of experience in property Sales and Marketing with at least 5 years in a senior position in the UAE.Specialized KnowledgeUnderstand the local real estate market and key players and possess in-depth knowledge of processes and techniques to drive and execute effective property marketing and sales.Proactive, resourceful with proven sales track record in driving property sales.Pleasant personality, independent, strong leadership, teamwork, excellent interpersonal and communication skills.Excellent Knowledge of MS Office (Word, Excel, Outlook, PowerPoint).
