We are seeking a highly experienced Senior Accountant with a strong background in real estate development accounting, specifically in handling off-plan projects in the UAE. The role requires full ownership of the financial cycle from project launch to handover, including escrow compliance, RERA reporting, and revenue recognition. The ideal candidate will have hands-on experience with TAS, VAT filings, and RT reporting, and be confident in liaising with banks, auditors, and government authorities. This is a strategic role suited for someone who can manage multiple projects, lead audits, and provide financial insights to senior management. Key Responsibilities: Manage the full financial cycle for off-plan property developments, from project launch to handover — including milestone-based revenue recognition and cost control. Oversee Escrow, Retention, and Oqood account setup and compliance, with hands-on experience in TAS procedures. Prepare and update income statements, project cash flows, and annual budgets at both corporate and project levels. Handle end-to-end escrow and non-escrow accounting: AP/AR, reconciliations, GL entries, and month-end close. Submit RT02, RT03, RT04, RT10 and other regulatory reports to escrow banks. Reconcile banks, suppliers, project costs (including WIP, advances, and retentions), and related party accounts. Liaise with banks and DLD for project finance, mortgage approvals, and short-term funding arrangements. Prepare and verify contracts for agents, contractors, and consultants; support in JVs and project acquisitions. Maintain VAT registers, assist in quarterly VAT filing, and manage refunds for development projects. Support external audits (RERA, statutory, FTA, corporate tax), providing all required reports and documentation. Prepare feasibility studies and financial models as required by management or lenders. Ensure IFRS compliance, especially for revenue recognition under off-plan development structures. Coordinate with sales and collections teams, and generate SOAs and follow-up reports when needed. Requirements: Bachelor’s degree in Accounting, Finance, or a related field (Master’s or professional certification like ACCA, CA, CPA is a plus). Minimum 5–7 years of accounting experience, with at least 3+ years in a real estate development company in the UAE. Proven experience handling off-plan project accounting, including escrow compliance, milestone revenue recognition, and RERA reporting. Strong knowledge of RERA, DLD, TAS, and UAE VAT regulations specific to property development. Proficiency in accounting software such as Quick Books, Odoo, and advanced Excel. Strong understanding of IFRS, especially as it applies to revenue recognition in real estate. Experience preparing financial models, feasibility studies, and project-level financial reporting. Excellent coordination and communication skills, with the ability to liaise with banks, auditors, and government entities. Detail-oriented, analytical, and able to manage multiple projects and reporting deadlines independently.
