The goal is to assess the complete operational health, identify system deficiencies, and provide actionable rectification scope for each system independently. This audit will support compliance validation, planning of rectification works, and reserve fund justification. Building Details; Name: LE Revieria Tower Type: Residential Tower Structure: 3 Basements + Ground + 37 Floors + Roof Location: JBR, Dubai Scope of Work; Functional Testing of Active Systems (with FM vendor presence): Fire Alarm Panel – zone triggering, history logs, fault status. Manual Call Points (sample-based functional testing). Heat and Smoke Detectors (sample-based with test tools). Voice Evacuation System / PA Interface. Fire Pumps – duty, jockey, and standby pump operation Staircase Pressurization Fans and fire mode activation. Lift Recall and override verification Central Battery System (CBS) : Simulated power failure test. Output circuit functionality and voltage checks. Visual and panel inspection for alarms/faults. Wet Riser System Testing; Static pressure test from breeching inlet to topmost outlet. Flow test at sample hose reel/landing valve (upper floors) Visual check for pipe condition, valves, joints, and any visible corrosion. Deliverables; System-Wise Audit Report covering: Observations for each system listed above. Photographic evidence for each issue. Risk classification (Critical/Major/Minor). Health status: Operational / Partially Functional / Non-Compliant. Separate Rectification Scope for Each System: Clear and actionable recommendations. Quantified work scope to aid RFP/WO preparation. Final Snag List: Tabulated system-wise format (Fire Alarm, Firefighting, CBS, PA/Voice, etc.) Optional: DCD Certificate of Compliance (if requested after snag closure). Coordination Requirements; Auditor to coordinate inspection with onsite FM team and AMC vendor. Testing must not obstruct building operations or resident movement. Post-Audit Engagement; Client may separately engage the same consultant to supervise or verify rectification works performed by the maintenance contractor, if required.
