Roles and ResponsibilitiesThe Financial Analyst is responsible for preparing the budget for Master Communities (MCs) and Joint-Owned Properties (JOPs) in line with regulatory requirements and communicating with the budget review team to generate the report for regulator approval. The position liaises directly with auditors to complete the interim and annual audits within the agreed timeline, which will be submitted to the regulator.The Financial Analyst is required to communicate with the consultant/operation team to finalize the related report for budget, cost allocation, reserve fund study, and to reconcile project data.Monthly reports/reconciliation may be required as part of the month-end/year-end closing process, including the VAT report.The main duties and responsibilities of this role include:Compile and prepare budgets for Master Communities (MCs) & Joint-Owned Properties (JOPs) within the agreed time frame.Analyze the budget in line with previous year actuals and discuss with the operational team in line with regulatory requirements.Review budget/project database reconciliation and take action on rectification in coordination with the community team.Communicate with the budget review team to complete the budget review within the agreed time frame.Review contract copies to submit the supporting documents to regulators.Review and improve reports circulated.Coordinate with AR & AP team and independent auditor to finalize the audit requirements.Maintain the record of asset register and reserve fund study, coordinating with community infrastructure team engineers for the annual reserve fund service charge amount.Communicate with the auditors to complete interim and annual audits within the agreed time frame.Maintain the actual vs. budget analyses record.Prepare reports: Fund report, monthly MFR & cash flow report, and reconcile the same with TB.About You:The ideal candidate will have the following qualifications and experience:Bachelor of Commerce; ACCA/CMA/CIMA preferred.5 years of experience in management accounting and audit.Excellent communication and negotiation skills, with the ability to work independently.Strong computer skills, including proficiency with Microsoft Word, Excel, and Outlook.High work ethics, structured thinking, and excellent organizational skills.Desired Candidate ProfileFinancial Analysis: Proficiency in analyzing financial data to assess performance and identify trends, variances, and opportunities for improvement.Budgeting Expertise: Strong skills in developing, monitoring, and managing budgets, including forecasting and variance analysis.Cost Control: Ability to implement cost control measures and strategies to optimize spending and enhance financial efficiency.Data Management: Expertise in collecting, organizing, and interpreting large datasets to support financial decision-making.Reporting: Skill in preparing detailed financial reports and presentations for stakeholders, highlighting key insights and recommendations.Regulatory Knowledge: Understanding of financial regulations and compliance requirements relevant to budgeting and financial reporting.Analytical Thinking: Strong analytical and critical thinking skills to evaluate financial scenarios and assess potential impacts on the organization.Attention to Detail: High level of accuracy and attention to detail in financial analysis and reporting to avoid costly errors.Communication: Excellent verbal and written communication skills to effectively convey financial concepts to non-financial stakeholders.Software Proficiency: Familiarity with financial software and tools, including ERP systems, spreadsheets, and data visualization tools.Collaboration: Ability to work collaboratively with various departments to gather data and align budgeting goals with organizational objectives.Problem-Solving: Strong problem-solving skills to identify financial challenges and develop actionable solutions.
