SUMMARY

Your responsibilities are to:

1. The Maintenance Engineer (HVAC) responsibilities include but are not limited to generating the sequence of operation and system architectures of onsite facilities electrical systems.
2. Review of onsite system architectures and as-built documentation, ensuring the accuracy of documentation is up to date.
3. As a subject matter expert on all Mechanical systems for all facilities, provide technical proposals and recommendations, ensuring systems are functioning as per design intent and operational readiness.
4. Work closely with project team and onsite team members for system integrations and improvement, participate in commissioning activities, ensure successful systems integration to new and current facilities.
5. Ad hoc liaising with overseas vendors may be required from time to time for system works, technical discussions, and system improvements/upgrades. Participate in customer meetings, representing BDC as site subject matter expert on Mechanical systems.
6. Develop and implement Mechanical system related policies, procedures best practices and standards, ensuring local activities adhere to local standards. Making recommendations for system level enhancements to eliminate potential issues.
7. Create a standard for maintenance procedures and checklists, ensuring scalability and sustainability.
8. The position requires strong critical environment technical skills and routinely conduct hands-on operations and inspection work on a variety of critical facility systems and equipment in an operating critical environment.
9. Responsible for protecting and improving the value of our assets and ensuring the critical engineering systems reliably perform their intended function. Position is required to perform hands-on operations, conduct equipment/system functional inspection and troubleshooting prior to calling vendor/equipment supplier specialist on-site.
10. Work requires strong formal conduct of operations skills, technical expertise, personal accountability, and flawless execution of work activities commensurate with a highly critical environment and associated expectations for exceptional customer satisfaction and confidence.

ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Overall Lead for maintenance tasks assigned and monitor performance of assigned responsibilities. Perform repair and/or troubleshoot ensuring that work performed in critical environment is accomplished efficiently with a minimum amount of disruption and inconvenience to customer.
2. Responsible for the day-to-day maintenance, and inspections of assigned critical environment systems, which may include the following Electrical systems on mechanical (including HVAC, computer room air conditioners, chillers, and plumbing) electrical (including UPS, DC battery systems, PDU, generators, transfer switches, and switchgear).
3. Responsible for supervising prior to sign-off the maintained equipment/system done by maintenance vendor or OEM vendor. Ensure maintenance vendor follows closely to the maintenance work method statement without deviation and sign off for each work step. Should abnormality occur, call for work halt and escalate to monitoring centre and seek for Maintenance Manager work clearance prior to proceed to perform troubleshoot and/or investigation.
4. Process Change Control Application Process work efforts (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment. Ensuring standard operating procedures and maintenance work instructions are up to standard.
5. Perform the role of technical support onsite, guiding team members on first level fault analysis with vendor discussions. Provide directions and guidance for team members on new facilities testing and commissioning, working closely with the project team.
6. Provide on-the-job training and technical support to engineers and technicians.
7. Monitor critical spare parts inventory levels onsite to ensure continuous operation without impact. Provide recommendations to Manager for the quantity and types of critical parts required to support the facilities operation.
8. Deliver all maintenance tasks for customer’s service level agreement and always comply with the SLA covers, such as incidents to escalate to customer within 15 minutes upon reporting to monitoring centre, written incident reports to issue within 24 hours, etc.
9. Monitor work orders for Preventative and Corrective maintenance on critical systems. Consult with team members and staff as appropriate to identify and order necessary materials to complete all maintenance and perform necessary work. Finalize work orders by completing necessary documentation.
10. Develop safe maintenance Change Control Application. Implement or ensure implementations of Change Control Application or work method statement including LOTO (log out/tag out) required under Change Management Workflow Process for assigned facilities and systems.
11. Perform all work safely in accordance with the governing Safety Program. Comply with company policy and local law for the safe storage, usage, and disposal of hazardous materials. Maintain a clean and safe workplace.
12. Implement SOP and ERP and have in-depth understanding of the critical system/facilities.
13. Update tools and supply inventories as appropriate. Specific duties include but are not limited to preparing and submitting purchase-order requests, developing sources for stock materials, and performing periodic checks for supplies.
14. Identify safety hazards within the critical environment; everyone has a role to play to ensure that our coworkers and customers work in a safe environment. Work safety is a key area of focus, staff should put on proper PPE while carrying out their work and comply with safety work rules.
15. Ensure that compliance with all regulatory laws and guidelines is met as they relate to the operation of the building’s infrastructure and including work deliveries. Responsible for alerting your reporting manager or senior management of any discrepancies.

REQUIREMENTS

• Proficient in English through all mediums of communication. Ability to write and review good quality detailed work scripts, methods of procedure, and standard operating procedures. Prepare incident report.
• Good knowledge of all laws that govern building management and maintenance, including building safety, emergency evacuation and environment protection.
• Bachelor of Science degree in an Engineering field with min. 8 years of relevant work experience in Data Centre environment or Hi-tech factory/plant (e.g., semi-conductor).
• Technical knowledge with hands-on knowledge/experience and understanding of critical data center systems, focusing mainly on electrical systems, including and not limited to HVAC, Standby emergency power, uninterruptible power supplies, and associated infrastructure.
• Proficient in computer applications and software, including commercial computerized maintenance management systems, Microsoft Word, PowerPoint, and Excel.
• Requires working out of office hours as technical support, 24/7 support to site operation team. To be onsite for incident support.
