Landscaping Maintenance: Twice per week per year with Reactive Callouts. All Specialist service providers are to include unlimited callouts for emergency purposes. General Scope: Conduct regular site visits and inspections as per contractual terms. Conduct routine maintenance of the equipment in accordance with legal requirements as per Dubai Municipality, Dubai Civil Defence, Trakhees, SIRA, DMCC, DTCM or any other government authority assigned. Specialist services are to be conducted in accordance with the final agreed contract. Number of services per year will be as per the minimum requirements as per the law of Dubai. Reporting: Service providers are required to submit a report upon the completion of each service or site visit. All issues or defects are to be included in each report for submission to the Owners Association Manager for review. Site Access: All service providers are to report to security upon arrival so that visits can be checked and verified.   1. Attended Services as per Contract – 30%
  2. Provided a detailed report of the site visit and works carried out – 30%
  3. Completed all tasks as per government guidelines – 40%
Invoicing: All invoices are to be issued after completion of the service. Invoices are to mention the building name, Owners Association Company name, Owners Association Company TRN. Master Community: DMCC Location: JLT Title Type: Apartments/Offices/Retail Height Classification: High Rise Floors: 4B + G + 32 Managers Comments: There will be Owners Committee – Regular Inspections and Comments. Cleaning required to be top standard. Payments made from the Buildings Owners Association Escrow Account. Service provider required to conduct regular inspections and reports. Reports to include repairs required/highlight future potential issues. No. Units: 348 Utilities: DEWA, Empower Tendered: Every 12 months as per RERA guidelines irrespective of a three-year contract request.

Dubai Trade License and Activity: NOTE TO VENDORS: As per the rules, all vendors supplying services in the Emirate of Dubai must have a trade license issued by the relevant authority in the Emirate of Dubai.   1. Vendors are to use the Response Form provided and include all information requested by HOAM in relation to the RFP.
  2. By submitting a Proposal, the Vendor accepts that it is bound by the RFP Process, Terms and Conditions (RFP-Terms).
  3. Each Vendor will:
    1. Examine the RFP and any documents referenced in the RFP and any other information provided by HOAM.
    2. Consider all risks, contingencies and other circumstances relating to the delivery of the Requirements and include adequate provision in its Proposal to manage such risks and contingencies.
    3. Document in its Proposal all assumptions and qualifications made about the delivery of the Requirements.
    4. Ensure that pricing information is quoted in UAE dirhams (AED) inclusive of VAT.
    5. Satisfy itself as to the correctness and sufficiency of its Proposal.
    6. There is no expectation or obligation for Vendors to submit Proposals in response to the RFP solely to remain on any prequalified or registered supplier list.
HOAM will advise Vendors if they have been shortlisted or not. Being shortlisted does not constitute acceptance by HOAM of the Vendor’s Proposal, or imply or create any obligation on HOAM to enter into negotiations with, or award a Contract for delivery of the Requirements to any shortlisted Vendor/s. Law of the Emirate of Dubai: The laws of The Emirate of Dubai shall govern the RFP and each Vendor agrees to submit to the exclusive jurisdiction of the Emirate of Dubai courts in respect of any dispute concerning the RFP or the RFP process.
