About the role:The Operation Director shall oversee day-to-day property management, support the growth and add to the organization's bottom line, and focus on strategic planning and goal-setting. Also responsible for helping the company to achieve financial goals and objectives and increase operating performance and capacity. Prepares budgets for the CEO, creates business plans and solves internal issues as they arise.RequirementsResponsibilities:Strategic Responsibilities: Long-term strategic, operational planning, business strategy, and goals. Establish policies, procedures, rules & regulations that promote company culture and vision. Assist in performing all tasks necessary to achieve the organization's mission. Provide day-to-day leadership and management to a service organization that mirrors the company's adopted mission and core values. Report and share information with the CEO to ensure they are kept fully informed on the condition of the organization and important factors influencing it. Monitor annual property budget performance.Tactical Responsibilities:Oversee multiple properties and assign to property managers to ensure smooth operations and identify frequent repairs or requests for each site. Manage relationships with partners/vendors. Ensure that the day-to-day operations of both the property management and facility management run smoothly. Act as lead "client-care officer" through direct contact with every client and partner. Evaluate the performance of the property manager and facility & maintenance by analyzing and interpreting data and metrics. Ensure highly productive relationships and partnerships between property management and residents for the benefit of the organization. Collaborate with the management team to develop and implement plans for the operational infrastructure of systems, processes, and personnel designed to accommodate our organization's rapid growth objectives. Participate in expansion activities (investments, acquisitions, corporate alliances, etc.) Mitigate issues between residents/clients and property management. Identify and lead new business opportunities. Ensure that effective policies and procedures are put into place to run at its maximum productivity and proper utilization. Responsible for driving the company to achieve and surpass sales, profitability, cash flow, and business goals and objectives. Responsible for the measurement and effectiveness of all processes, internal and external. Provides timely, accurate, and complete reports on the operating condition of the company. Spearhead the development, communication, and implementation of effective growth strategies and processes. Motivate and lead a high-performance management team; attract, recruit, and retain required executive team members not currently in place; provide mentoring as a cornerstone to the management career development program. Assist, as required, in raising additional capital at appropriate valuations to enable the company to meet sales, growth, and market share objectives. Sets goal, monitor work and evaluate results to ensure that departmental and organizational objectives and operating requirements are met and align with the organization's needs and mission.Engage and network with professionals related to business needs .Lead employees to encourage maximum performance and dedication.Manage and operate IT solution.Attract, retain and motivate staff.Set and distribute KPIs to his/her subordinates.Evaluate the performance of department staff.Foster a success-oriented, accountable environment within the company.Perform other duties related to the job as assigned by the CEO.Requirements: BSc/BA in Business Administration or relevant field. Bachelor's degree in engineering, degree MSc/MBA is a plus. 8+ years in Operation or Property Management/Real Estate and or similar field.
