Qualifications: The ideal candidate is a seasoned real estate executive with a broad range of institutional investment, financial management, tax planning, and asset/portfolio management experience. The ideal candidate will have an extremely strong foundation in all aspects required to build and manage an investment portfolio at an institutional level, including broad deal sourcing channels, sophisticated financial analysis, comprehensive risk management, investor development and relationship management, and proactive asset management. The ideal candidate will have a demonstrated ability and network to source, execute and manage a portfolio of new investment opportunities in major Middle East markets, with initial primary focus on Dubai and Abu Dhabi, with the possibility of expanding into other major markets in the region. In addition, the ideal candidate will bring a wealth of executive experiences, including but not limited to setting and executing medium- to longer-term growth strategies in the Middle East region, building broad strategic relationships across relevant industries in the region, growing and managing the necessary staff to support the company’s growth in the region. The ideal candidate will possess the following professional qualifications:

  • 8-15 years investment/PE experience with at least 6+ years in leading direct real estate equity and debt investment, portfolio/asset management, and/or REIT; expertise in logistics and industrial park opportunistic, value-add, and core-plus assets in the Middle East region are preferred but not required.
  • Thorough understanding of asset fundamentals, key drivers of major Middle East markets, and how to maximize value for a given asset, both conceptually and in practice. Substantial experience in leading deal negotiation, transaction, execution is highly valued.
  • Extensive experience in complex investment structures, including but not limited to joint venture, preferred equity, mezzanine real estate investments, with a solid understanding of various real estate equity and debt capital sources, and investment/financing processes. Experience and knowledge of setting up real estate investment funds and/or REIT is a plus.
  • Strong quantitative and qualitative analytical skills on the logistic industry, with experience in project due diligence and real estate financial modeling skills. This includes an expert ability to build and evaluate complex financial models, and to train more junior team members as needed. Proficiency in ARGUS software is preferred.
  • Knowledge and experience in entity-level investment (including but not limited to M&A) and REIT work (taking public and/or privatization) are highly valued.
  • Prior experience in equity syndication, real estate fund formation, management, and exit are also highly desirable.
  • Possess an extensive professional network in the real estate, investment, financial, and government sectors in the Middle East region is highly desirable.
  • Excellent presentation skills, including experience in preparing investment committee proposals, investor decks, and internal market analytical briefings.
  • Strong academic credentials and professional certifications (e.g. CCIM, CAIA, CFA) would be helpful, but not necessary.
  • English fluency is a must. Working Arabic language skills are valued, and Chinese language skills are not required.

Responsibilities: This outstanding leadership position is responsible for setting and executing the growth strategies for the company in the Middle East region by building and managing a logistics real estate portfolio thoughtfully and strategically that aligns with the company’s long-term objectives of globalizing its business. As an integral strategic business partner, the position will work closely with the management team at the corporate headquarters and across different JDP regional teams, as well as with other business units within the JD.com group. This is a leadership position and will be an important face of the company in the Middle East and industry. The responsibilities of this position include, but are not limited to, the following:
  • Analyze the UAE/Middle East logistics real estate market, macro financial and geopolitical fundamentals, draft, adjust and implement medium- and longer-term growth strategies in the UAE/Middle East region that are aligned with JDP’s globalization strategies.
  • Provide real estate investment and financing expertise to create and execute long-term investment strategic plans, including exploring varied alternative financial-oriented business models suitable for different local markets based on local market fundamentals, policy restrictions, and JDP’s overall growth plan.
  • Oversee company’s local investment acquisition and asset management functions initially, with future functional expansions based on the growth strategy. Be ultimately accountable for the performance of the local logistic real estate portfolio and the company’s profitability in the region.
  • Establish and implement effective investment, financial, and asset management oversight and risk control safeguards, which comply with company and regulatory requirements.
  • Identify and evaluate real estate development/acquisition investment opportunities, review potential investment opportunities’ materials and conduct related due diligence.
  • Manage all aspects of the investment process, including preparing, negotiating and structuring deals, identifying lenders and structuring financings, preparing full underwriting of the proposed transactions, drafting and executing disposition and exit strategies.
  • Proactively manage at the asset and at the portfolio level to create value and achieve underwritten financial returns. Actively manage the financial positions to maximize profitability and mitigate risks. Coordinate refinancing, syndication/recapitalization, and other efforts to increase capital efficiency.
  • Work with colleagues to oversee and ensure accuracy in investment projects’ cash flow, distribution analysis, investment projections, waterfall calculations, and be ultimately accountable for the accuracy of materials formally presented.
  • Continuously monitor and identify emerging risks and tax exposures that could impact investment performance and take proactive measures to manage/mitigate these risks and exposures.
  • Where it is suitable, explore GP investment, platform investment, M&A and other entity level opportunities, oversee post investment/acquisition integration.
  • In the future, possibly help set up and manage real estate funds/REIT and/or other vehicles. Manage asset/investment structures, including tax efficient implementation for international, REIT and other structured investments.
  • Act as the key liaison with other related departments within JDP and JD.com group, external investment and financial institutions; coordinate the preparation of investment and asset management materials.
  • Recruit and manage a team of local investment and asset management professionals, train and mentor junior staff, set performance benchmarks to lead a high performing team.
  • Conduct market and competitor surveillance, build and maintain strategic financial models and industry databases, provide briefings and recommendations to senior management.
