As the Head of Project Acquisitions, you will be responsible for ensuring the achievement of business growth targets through the acquisition/joint ventures. This involves translating the business plans into acquisition strategies, developing targets, identifying growth opportunities and recommending the appropriate initiatives to achieve those targets. In This Role, You Will

  • Responsible for creating an annual strategic plan defining geographic, product and pricing goals to guide acquisition efforts and support the Company's overall strategic plan.
  • The incumbent is responsible for finding, acquiring and prioritizing acquisitions for the company. He/She will scrutinize all property deals and find properties in areas and price ranges consistent with the Business strategy, while optimizing the return on investment and minimizing risk to the Company.
Business Development
  • Create, develop and exploit commercial opportunities to increase the Company's income through existing and potential new clients to target, initiate and develop business relationships.
Negotiation
  • Negotiate the terms of agreement, joint venture operating agreements, purchase and sale agreements and development agreements. Manage partnership with both joint venture partners and developers.
  • Perform a lead role in land acquisition negotiations and administer purchase documentation, financial analysis and due diligence processes, title report/insurance matters and monitors pre-closing compliance issues for properties under consideration for purchase.
Data Analysis and Financial Modelling
  • Lead the team for overall market and financial analyses for potential investments in real estate. Oversee the Company wide cash flow valuation models for prospective projects from the position of both developer and/or joint venture and present recommendations based on analyses to management for decision making.
Compliance
  • Monitor industry legislative developments, develop and implement on-going strategic changes in order to maintain compliance and maximize business performance on an on-going basis
  • Researches and conducts due diligence related to approvals, permits, zoning, engineering, building cost, landscape, improvement plans and other relevant factors; secures permitting and other requirements for property development.
  • Forge and maintain relationships with the relevant regulatory authorities.
Customers & Stakeholders
  • Work with the development team in deal structuring to identify and model value-accretive strategies through key money investments, joint venture partnerships, and financial investments to help grow the company's portfolio.
  • Works in a highly collaborative manner with cross-functional teams as well as external partners to effectively communicate the value proposition and source transactions
  • Professionally represent the Company before zoning boards, planning commissions, inspection agencies etc. to obtain necessary project approvals.
  • Collaborate cross functionally to advance site selection, design and construction planning, Investment Committee approval, negotiation, and internal deal onboarding.
Team Leadership and Development
  • Oversee team's pipeline to maintain viable opportunities at the top, middle and bottom of the funnel to achieve business goals; analyse performance to identify opportunities and gaps
  • Provide input to the project feasibility and research team regarding modelling techniques, assumptions, and inputs and oversee their training to improve their capabilities
Requirements
  • Essential: Graduate in architecture, business, finance and/or economics
  • Desirable: MBA
  • 12+ years of progressive professional with minimum 3 years in real estate in KSA
  • Familiarity with the KSA real estate business and industry.
