Closing On: July 2, 2025 JOB REFERENCE: JB004-25-01974 To appoint a qualified and experienced contractor for monthly preventive maintenance of the building's steam and sauna systems, ensuring operational reliability, user safety, and hygiene compliance. Assets: Male & Female Steam and Sauna Rooms Service Frequency: Monthly (12 PPM/year) Priority Levels & Response Times Priority Level Description Response Time Priority 1Emergency Safety or operational critical failure1 Hour Priority 2Urgent threat of injury, equipment failure2 Hours Priority 3Expedited non-urgent issues affecting experience8 Hours Priority 4Scheduled routine issues or planned works24 Hours Scope of Work Inspect benches and floors for cracks, splinters, loose fasteners. Check all wood elements (benches, seating, fences) for safety and hygiene. Inspect heater & control panels: test thermostats, timers, cut-off switches, high-limit switches, and knobs. Examine electrical wiring, connections, and identify any burnouts or shorts. Inspect and clean ventilation ducts, drains, and air grates. Test lighting and ensure sufficient visibility and safety. Clean and disinfect all surfaces prone to mold/bacterial growth. Verify heater systems for signs of corrosion, burnt elements, or overheating. Apply lubrication to door hinges and moving parts to avoid rust or stiffness. Remove dust, debris, and buildup from motors, vents, and control circuits. Spare Parts & Consumables Policy PPM Consumables: Included in AMC Spare Parts: Quoted separately as per actual need and approved by HOAM before replacement. Contractor shall maintain a reasonable stock of essential spares. Safety & Compliance Vendor staff must wear uniforms, gloves, masks, and proper PPE. Vendor is solely liable for employee injuries sustained during the service. Reporting Requirements Submit signed report after each PPM, detailing inspections, observations, corrective actions, and pending items (if any).
