Role Objective: To develop, update and report the job’s construction schedules, resource requirements in coordination with the relevant departments across the company. To fulfill client requirements in relation to the project schedule, updating and reports. Coordinates with the Cost Control and Construction in the calculation and updating of the Company’s productivity rates (manpower and equipment). Prepares internal monthly planning report for project team and business unit management. Studies contract documents to become fully knowledgeable of project scope, specifications and constraints. Prepares preliminary tender schedules and manpower histograms in coordination with Business Development. Prepares the Baseline schedule, manpower schedule in coordination with the below functions: Building Permit and Design details from ENG especially for Design and Build projects. Lead times of material delivery from PRO. Sub-contracted scope of work from CON. Construction methodology and sequencing, and any risks associated with onsite and off-site activities from CON. Activity quantities, Budgeted Cost from COC Safety Constraints from HSE. Quality assurance / control Constraints from QA/QC Develops the Baseline schedule using the critical path method and incorporates the below as per the specified software mentioned in the contract documents: *Work Breakdown Structure (WBS) and further breaking the WBS into the *Calculating the planned activity durations based on the quantities, productivity rates and number of manpower teams. *Sequencing the activities by defining their dependencies. *Estimate activity resources and cost as per BOQ/Budget, load them in the baseline schedule and generate the resource histograms, cash in (S Curve) from the baseline schedule and submit it to the client, also generates the cash out curve from the baseline schedule for internal management use. *Levels resources to avoid peaks. *Analyses critical path and floats. *Follows-up with the Client/Consultant for the approval of Baseline Schedule. *Provides targeted dates of the materials submittals and drawing submittals to Procurement and Engineering functions. *Includes any other critical schedule information/constraints Visits sites as needed to monitor the actual progress of work done and update the schedule. Revises the logic (if required) of the remaining planned activities in coordination with the construction team in order to maintain an accurate schedule. Prepares client report and internal reports on a weekly and monthly basis including the below: *Summary status report stating the time slippage from the Baseline plan and the Contract Milestone dates. *Highlighting the variances between actual job progress and the planned progress. *Areas of Concern *Out of sequence report showing schedule changes, such as logic, durations, lead/lag, additions, deletions from the baseline schedule. *Critical Path activities. *‘S’ curve showing the planned and actual progress. *Progress Photographs. *Updates the target dates in the Procurement and Engineering logs. *Includes any other critical schedule information/constraints. Prepares revised, recovery and accelerated schedules. Attends site progress meetings. Coordinates and assists in conducting the site coordination meetings with subcontractors and suppliers. Communicates effectively and coordinates with the site team and other functions (procurement, engineering, cost control, etc.) to improve the time management of the project. Prepares and updates the micro schedule with actual quantities and progress on a daily basis. Monitors and aggregates the productivity data from the construction daily reports site and time sheets. Reports irregularities to the project team Revises the construction schedule in light of variation orders and submit notifications and extension of time claims to the client. Conducts delay analysis when needed and determine the need to submit extension of time claims, also assists the contracts team in preparing the required supporting documents for time claims. Documents and maintains the schedule changes and communicate to the project team and all related functions. Updates the Actual progress andthe forecasted construction schedules in Amanatech (if applicable) Issues job handing over report incorporating variances between construction schedule and job actual progress Maintains and stores all scheduling related data such as client/consultant approved copies of the baseline schedule, updated schedules, weekly/monthly reports, photographs etc. in the server or in the project filing system.
