The Property Management Executive oversees the day-to-day operations of our property management function. This role is responsible for managing a portfolio of properties, ensuring the highest level of service delivery to property owners and tenants. Responsibilities

Oversee the management of a portfolio of properties, including residential, commercial, and mixed-use developments.
Handle tenant inquiries, concerns, and complaints in a timely and professional manner.
Work to maintain positive tenant relations and address issues related to lease agreements, rent collection, and property maintenance.
Manage lease agreements, renewals, and negotiations. Ensure compliance with lease terms and conditions to avoid legal disputes and ensure a smooth tenancy experience for both parties.
Initiate rental cases due to bounced cheques and non-renewal/handover of lease with the Legal Department, ensuring regular follow-ups and updates.
Manage the collection of all outstanding accounts receivables from tenants and inform the Legal and Finance Departments for closure.
Conduct market research to stay updated on property values and rental rates. Set and adjust rental values based on market trends and property performance. Implement marketing strategies to maximize occupancy rates. Analyze property performance and suggest improvements to increase profitability.
Coordinate with the Leasing and Landlord Relations Team to know the vacant stock or inventory.
Manage tenants' move-in and move-out with proper coordination and communication to the concerned departments or parties. Ensure evictions are in line with legal procedures, if necessary.
Coordinate maintenance and repair activities with the Facilities Management Team, ensuring timely completion and cost-effectiveness in accordance with safety and regulatory standards. Respond promptly to emergency maintenance requests and inquiries.
Implement environmentally friendly practices and sustainability initiatives when possible.
Implement and enforce property management policies and procedures. Stay informed about local, state, and federal property management regulations. Ensure compliance with legal requirements and industry standards.
Implement Risk Management strategies to protect the property and its occupants.
Prepare and present regular reports to senior management on property performance, financial metrics, and key performance indicators.

Qualifications

Bachelor's Degree in any field
Certifications related to Real Estate or Property Management
4-5 years total work experience
Knowledge and understanding of Real Estate rules and regulations as well as Property Management and Leasing processes
Proficient in software such as MS Office, Real Estate ERP Systems (Oracle, Yardi, SAP)
Excellent verbal and written communication skills.
