The QS Manager will oversee all aspects of cost management and contract administration for construction projects. This role is responsible for ensuring that project costs are effectively controlled, from inception to completion, and that the company’s financial and contractual interests are protected. The ideal candidate will have extensive experience in quantity surveying, strong negotiation skills, and the ability to manage multiple projects simultaneously. Key Accountabilities

  1. Pre-Contract Management
    • Reviews the detailed cost estimates, bills of quantities (BOQs), and tender documents for new projects.
    • Provide cost advice during the design development phase to ensure that projects remain within budget.
    • Assist in the preparation and evaluation of tender submissions and negotiations.
    • Review Contract Agreements.
  2. Post-Contract Management
    • Manage contract administration, including preparation and submission of interim payment applications, Novice of Variations, Variation Submissions, and final accounts.
    • Monitor project costs and financial performance to ensure that budgets are met.
    • Analyse and negotiate claims and variations with contractors and suppliers.
    • Provide regular financial reports, including cost forecasting, cost-to-complete analysis, and project profitability assessments.
  3. Cost Control
    • Develop and implement cost control procedures to ensure accurate tracking of project expenses.
    • Conduct regular site visits to assess progress and monitor adherence to the budget.
    • Prepare cost plans and budgets for projects, ensuring compliance with approved cost limits.
    • Identify cost-saving opportunities and recommend strategies for optimizing project costs.
  4. Contract and Risk Management
    • Review and negotiate contracts, subcontracts, and supplier agreements to protect the company’s financial and contractual interests.
    • Identify and manage risks related to cost, contracts, and legal issues.
    • Provide contractual advice and support to project teams throughout the project lifecycle.
    • Ensure compliance with all contractual and legal requirements, including health and safety regulations.
  5. Team Leadership and Collaboration
    • Lead and mentor the QS team, providing guidance on all aspects of quantity surveying and contract management.
    • Work closely with project managers, engineers, and other stakeholders to ensure effective collaboration and communication.
    • Represent the company in meetings with clients, contractors, and suppliers to resolve commercial and contractual issues.
Job Qualifications/Requirements:
  • Minimum 12 years of experience in quantity surveying, with a focus on large-scale construction projects.
  • Bachelor’s degree in quantity surveying, Civil Engineering, or a related field. Professional certifications (e.g., MRICS, AAIQS) are preferred.
  • Strong knowledge of construction contracts, cost control procedures, and risk management.
  • Proficiency in quantity surveying software and tools (e.g., AutoCAD, CostX, or similar).
