We have established a strong track record and reputation as the 'partner with a purpose' to help each client get the most out of their property.Through our network of offices in the UK, we offer a wide range of property services including consultancy, management, investment and commercial agency, residential sales & lettings.The roleManagement of a portfolio of key client properties, delivering services in line with our Cluttons values and guiding principles, as well as being a point of support and guidance for the team.The Senior Property Manager is responsible for ensuring that the properties they manage stay in good condition and remain compliant with legislation and best practice. Senior Property Managers have many different day-to-day responsibilities, such as managing all aspects of the properties they manage, client and tenant liaison, making sure that the needs of the property are met, and maintaining a high standard of professionalism across every property. They are also there to provide support, setting an example and encouraging the team to consistently strive to reach personal, team and business goals.ResponsibilitiesAs a seniorProactively help others on the team while still delivering excellent workActively shape and drive a positive team culture, setting an example for others in terms of attitude and attributesPut company and team goals ahead of own goals in day-to-day work; having a "we're all in this together" mentality and recognising that if one of us succeeds it lifts all of us upBe empathetic for those who are going through the lessons that you learned and strive to help accelerate them through those timesTransform broad ideas into thoughtful solutions that can be implementedDig in, learn, and think about the long-term goals for the team and companyBe a representative of your team to the rest of the businessAs a property managerTo be the primary contact representing Cluttons with designated portfolio clientsTo undertake the day-to-day management of a designated portfolio of propertiesEnsure properties are prepared for new tenancies/renewal of tenanciesSupervise tenants' maintenance requests including liaising with contractors, preparing specifications, tendering, and supervising works where necessaryOversee refurbishment and other larger works as necessary, including pre and post tenancy workEnsure properties meet their regulatory and statutory requirements and ensure that all health and safety audit documentation is up to dateVisit properties at least twice a year, completing an inspection report and recording information on health and safety mattersNegotiate, instruct, and manage the swift return of depositsArrange re-marketing as appropriateConsider rental returns and set marketed rent levels with the assistance of local lettings agencies, negotiating new lets, renewals, and terminations accordingly and managing the overall rent roll to achieve the client's desired returnsEnsure voids are kept to a minimum and targets are metWork closely with lettings negotiators to generate new business opportunities and develop and grow existing client baseAuthorise and approve invoices for payment being satisfied that the works or supply represented by the invoice has been properly incurredArranging payment for service charge and ground rent invoicesMonitor tenant debtors and ensure appropriate steps are taken to pursue debtorsEnsure the maintenance and updating of the computerised property records systemDeliver excellent customer service and communicationBuild trusted relationships with colleagues, landlords and tenantsMaintain partnerships with suppliers and contractors to ensure best pricing and quality serviceAble to serve section 21, 8, 48 notices with prescribed information as and when requiredSeek opportunities to increase revenue for the department and spotting any cross-selling opportunities that will benefit the company as a wholeRequirementsLettings Property Management experience is essentialARLA or IRPM qualified (desirable)Educated to A-level standard (or equivalent) or qualified by experienceExcellent interpersonal skills, with the ability to communicate effectively and maintain appropriate professional boundariesAbility to prioritise workload and work effectively in a high-pressured environmentAbility to deal with difficult situationsAbility to work under pressureA proficiency in the use of MS Office including Outlook, Word, and ExcelStrong team ethic, with the proven ability to work effectively and collaboratively within a team or independently with individuals at all levelsWorking on own initiative without close supervision and as part of a teamWorking flexibly in responding to the varying demands of the role in order to achieve agreed outcomesBenefitsHybrid working - to give you the flexibility you needHolidays: 25 days increasing in line with length of service to a maximum of 30 daysEnhanced auto enrolment pension scheme - to help you save for the futureLife assurance - to protect your loved ones should the worst happenInterest-free season ticket loansCycle to work scheme - discounted bicyclesFlu and eye care vouchers - to keep you healthyEmployee Assistance Programme - 24/7 health & wellbeing supportHelp@Hand Remote GP app - to give you and your family access to medical experts quicklyPlatform hosting 1000s of discounts at your favourite retailers, restaurants, supermarkets, leisure & days out venues, gyms and moreFamily & wellbeing policy - including enhanced maternity pay, menopause support, neurodiversity support, carer support, company sick pay and much morePlus a Flexible benefits policy that allows you to pick and choose additional benefits as below:Purchasing up to 5 days additional holidayDiscounted gym membershipDiscounted private medical insurance for family coverDiscounted critical health insurance and more
