JOB DESCRIPTION Job Title:Maintenance Worker Location:Adelaide House Council Council for Social Witness (Older People Services) Hourly Rate:£11.66 per hour Hours:35 hours Responsible to: The Head of Home Main function: __In partnership with the Home Manager, your role is to maintain the home and grounds, ensuring all areas are free from hazards and all equipment and systems are safe and in full working order.Working in compliance with health and safety standards and within the Christian ethos of the Council for Social Witness ___________________________________________________________________________ Responsibilities include: Ensuring regular test and checks are carried out and recorded, including boiler function checks, fire alarm systems activation, generator and water temperature tests Checking the maintenance book daily and carry out all repairs etc as necessary Performing preventative maintenance. Complying with all aspects of Health & Safety at Work Act (e.g. COSHH) Attending all mandatory training applicable to role Ensuring that safety and cleanliness within the Home and grounds is to the satisfaction of the Environmental Health, Fire and Safety at Work regulations Ensuring the exterior of the building and grounds are maintained to a safe and good standard Advising Home Manager on any potential maintenance problems, e.g. heating systems, refrigeration, electrics, gas, and faulty equipment Handling basic repairs and maintenance such as replacing light bulbs, repairing broken locks, filling gaps on walls etc. Making sure tools and equipment are maintained and stored safely Keeping the gardens well maintained, cutting grass, digging borders, weeding, hedge cutting Decorating vacated rooms as requested. Moving furniture as required Collaborating with workers and other professionals during renovations or repairs Coordinating and controlling refurbishments with minimum disturbance to our residents and staff. Reporting to a facilities or maintenance manager for issues Assisting with driving the Homes minibus if applicable, or similar vehicles, for residents outings, as requested by the Home Manager Being the first port of call for staff when repairs are required and assisting with the induction of staff, e.g. operation of emergency exits, fire points and evacuation procedures Out of Hours Call outs if required: giving advice over the telephone and/or being prepared to be called out to the Home in emergencies when off duty. Qualifications and Knowledge Essential Understanding what is necessary to meet regulatory requirements for the buildings, environment and equipment Experience in the management of maintenance, compliance and health and safety records Desirable Have a good understanding of Health and Safety processes and procedures within a residential development Experience at resolving maintenance issues and will have the ability to prioritise a variety of maintenance related tasks within the Care home 2. Relevant Experience Essential Proven maintenance experience, including performance of routine maintenance Confident in the monitoring and maintaining all compliance related checks and recording outcomes Desirable Understand and have empathy with older people Ability to work with care home IT technologies Able to demonstrate an ability to prioritise tasks and communicate effectively at all levels. 3. Personal Attributes Essential Strong organizational and follow up skills Strong time management skills Very good communication and interpersonal skills Ability to contact engineers or service agents Able to work well on their own and manage their time effectively Ability to take a lead where needed and also be a team player Desirable Professional presentation and attitude Experience of working under pressure and to a timetable Use initiative to solve problems Pride in work and committed to maintaining a safe, comfortable environment for our residents 4. Physical Requirements Essential Health such as to allow for attendance reliability and work proficiency; Appearance must be acceptable within the working environment. Physical stamina and dexterity Ability to ensure the upkeep of the Care home is maintained at all times, internally and externally 5.Special Circumstances Essential Willing to undertake appropriate training as required Must have a full clean driving license, if driving is part of role Be willing to work additional hours to fulfil the requirements of the Home; Be committed to working within the Christian ethos of the Home; Skills: Maintenance Worker Maintenance Health and Safety
