The Portfolio Management area plays a lead role in implementing Greystar’s investment strategies, programs, policies, and initiatives related to investment management and oversight of funds, joint ventures and separate accounts. This role collaborates with different business areas on the development and implementation of business plans and practices to achieve the financial, investment, and operating goals of a portfolio. The Portfolio Management area also oversees all internal and external reporting of ventures, life-of-fund models, strategy papers, the creation, structuring, and legal documentation of entities, strategy compliance of investment opportunities, etc. Tasks of the Portfolio Management area in greater detail:

  • Monitor and oversee individual investment or portfolio performance in relation to asset and portfolio objectives in Brazil and Chile, critically evaluating existing real estate operations and business plan execution to identify new strategies to drive NOI and maximize returns across the portfolio.
  • Provide detailed reports, market updates for Brazil and Chile, and financial analysis on the performance of the portfolios, making recommendations for strategies to maximize value.
  • Perform portfolio return and valuation analysis and review and prepare both internal and external reporting for assigned ventures
  • Participate in routine market review discussions in Brazil and Chile to examine the overall operational and financial results for the owned asset portfolio, present and justify business plans, make strategy recommendations, and complete portfolio return and valuation analysis.
  • Actively participate in major capitalization initiatives, acquisitions and dispositions.
  • Work closely with the Finance and Investment teams to actively manage debt obligations and execute financings / refinancings for each investment.
  • Maintain and implement detailed knowledge of various partnership agreements and venture structures, ensuring appropriate governance is maintained.
  • Bring ownership’s perspective to managing each asset. Provide insights on key activities at properties and important decisions needed to drive performance.
  • Work with internal teams to set performance objectives for each investment and asses potential exit strategies. Communicate to investors on the overall Venture’s objectives and projected returns.
In this role the potential candidate would do things like:
  • Develop and maintain robust fund models that are the basis for decision-making for in-place funds and new potential funds, as well as the basis for investor and internal recurring reporting requirements.
  • Provide the financial analysis supporting potential acquisitions and disposition, including whether the transaction is supportive of the vehicle’s strategic rationale and the near- and long-term financial impact of transactions.
  • Work on a collaborative basis to monitor and evaluate existing investments in support of the Venture’s strategic objectives.
  • Review annual business plans for each asset and the overall portfolio.
  • Support the monthly and quarterly reporting process for the Fund’s assets.
  • Support in the annual / semi-annual appraisal process of the Fund's assets, assisting with the third-party appraisers.
  • Prepare the monthly or quarterly capital calls to the capital partners
  • Prepare materials and deliverables for presentation to internal committees, current and prospective investors.
  • Assist Brazil and Chile investments team in structuring the thesis for new funds or club deals
  • Support the portfolio management team in the assessment of the different alternatives of exits in Chile and Brazil to potentialize the return for the investors
  • Develop and maintain a market intel database for main metrics related to the multifamily business and relevant competitors
Knowledge & Qualifications:
  • Bachelor’s degree required in engineering, finance, economics or other relevant major.
  • Organization skills with the ability to manage multiple priorities.
  • Strong communication, Microsoft Excel, PowerPoint and Word skills.
  • PowerBI skills are not mandatory but will be considered a valuable addition to the candidate's qualifications
  • English language proficiency in writing and speaking.
  • Proficiency in Spanish is not a requirement but will be considered an asset for the potential candidate
Experience & Skills:
  • A demonstrable passion for real estate and keen interest in business strategy.
  • Strong qualitative analytical skills; having the ability to research, analyse and present complex financial data.
  • Interested in financial modelling, valuations, and financial analysis.
  • Strong organizational, time-management, and project management skills in order to effectively track, report, and manage multiple projects and priorities where meeting deadlines is critical.
