Oversees the day-to-day operations of the maintenance department. Evaluates systems or facilities to determine maintenance or repairs that need to be performed. Assesses building systems to plan work assignments and project schedules. Responsible for supervising and participating in the activities of Engineering. Responsible for all operations equipment in the hotel and supervise all technicians on duty, assign the job to all technicians on duty according to the priority, manage the utilities consumption such as electricity, water, etc. Take immediate action for all out of order/not functioning equipment which affects operations. Follow up all work requests from all departments. Also, ensure the safety and comfort of the guests and employees. Job Responsibilities:
- Supervises and participates in scheduled R & M programmed work in the following scope:
- M & E system including air-conditioning, electrical, fire protection, plumbing and sanitary, sound system, other ELV services and building related contents.
- Building works including furnishing, furniture and fixtures, wall and floor covering, ceiling repair structural repair, masonry, glazing, iron-monger, carpentry, painting and varnishing.
- Engaged in the Preventive Maintenance, or installation of mechanical equipment such as air-conditioning, ventilation, plumbing and sanitary system.
- Check all engineering equipment on every shift such as chiller, boiler, pumps, cooling tower, compressors, AHU, Generator sets, lift, fire system, etc.
- Monitor all works carried out by outside contractors such as maintenance contract or new works/upgrading. Give training or share knowledge with technicians in order to carry out the job effectively and efficiently.
- Take immediate action for all out of order/not functioning equipment which affects operations. Follow up all work requests from all departments.
- Determine workload and assign personnel to specific jobs for R & M programme.
- Prepare and requisition materials for repair works under R & M programme.
- Compute actual expenses upon completion of R & M programme.
- In charge of the chilled water and cooling water distribution network, and monitoring and control of corrosion on pipe work and make schedule for pipe replacement when the need arises.
- Design and prepare estimates for installation or alteration of mechanical equipment such as air-conditioning, plumbing and sanitary system.
- Supervise operation of ventilation system during power failure.
- Determine workloads and assign personnel to specific jobs, prepare work scheduled maintenance personnel under his supervision.
- Responsible for KNOWCROSS system, incident complaint, MATV system.
- Responsible for supervision of swimming pool and recreation facilities on water treatment and repairs.
- Implement Preventive Maintenance and Check out Maintenance Programs.
- Prepare and requisition materials for maintenance works.
- Record electrical, water consumption of apartments and common areas meters.
- Conduct check on common tools and machines of Engineering Department.
- Prepare Duty Roster and Attendance log-sheet. Exercises direct control over all maintenance personnel under his supervision in all matters pertaining to work performance, attendance, discipline, safety and enforcement of House Rules and Regulations.
- Supervises and assigns the work of maintenance technicians.
- Inspects work for completeness.
- Transfers equipment and personnel from one project to another as necessary. Keeps time cards and other routine records.
- Coordinates or installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems in all health department locations.
- Coordinates or inspects, operates and maintains the heating, cooling and ventilation systems (including boiler system) in all health department locations.
- Coordinates renovations of existing facilities and the construction of new facilities.
- Gives responses to acknowledge and welcome guests in line with company standards.
- Assists in monitoring all work being performed by outside contractors.
- Offers maintenance and repairs to public areas, guestrooms and administrators office buildings.
- Assures safety standards are used which comply with all company, local, City, State and Federal guidelines.
- Checks e-mail from time to time.
- Checks shift log book / MWO Response and follows up any pending matters.
- Ensures proper follow up is done including daily arrival room checking. To update Department Head as and when required.
- Updates report (MWO, email, assignment checklist, any staff’s issue).
- Responds to all building related safety concerns.
- Maintains programs, projects to execute daily, weekly and monthly checklist, Staff record, monthly report, checklist pm update.
- Maintains the guest room, public space, and back of the area in good repair by performing various tasks related to a variety of trades.
- Supports Department Head to monitor maintenance and preventive maintenance.
- Assists staff in specifying proper job and equipment for operation.
- Makes sure staff comply with the company standard and regulations.

- SPMV and Diploma or equivalent number of years in similar experience
- Minimum 3 years related experience
- Microsoft Office
- Fluent in Bahasa and average in English. Knowledge of any dialect will be an added advantage.
- Strong communication skills and excellent delegation work.
- Self-motivated, analytical and organized.
- Team player and able to train and mentor team members.
- Ability to create excellent working relationships with all levels within the hotel.
- Ability to create key action plan for the project.
