Homes of Choice ("HOC") is a registered Community Housing provider, working strategically to support high-quality living options and housing solutions for all people with disabilities. For the Property Manager here is an opportunity to make a real difference within the specialised disability and social housing sector. Majority of our properties are leased to sister organisation Spectrum Care under one commercial lease agreement; however, there are other properties that are directly leased to tenants from the social housing register with disabilities. We are seeking a Tenancy Manager to join our Homes of Choice team in Auckland.
The role:
- Ensure that HOC owned and leased property assets are maintained in a good and safe condition, inspection is done in accordance with the requirements of the Residential Tenancy Act.
- Maintain Homes of Choice tenancy management system, ensuring information is up-to-date and accurate.
- Ensure the relationship with the principal client, Spectrum Care and Ministry of Housing and Urban Development, is effective and addresses the requirements outlined in the service level agreements and contractual agreement, respectively.
- Establish and maintain a positive relationship with all tenants (both internal and external).
- Establish and maintain a positive relationship with all suppliers/contractors/consultants in respect of outsourced maintenance, standards, preservation, building security, health and safety, and compliance requirements.
- Manage maintenance contractors appropriately in accordance with health and safety legislation.
- Monitor rent payments and other tenant liable payments (e.g. repairs) for arrears/debts. Regularly and proactively check and follow-up all cases of late or non-payment or over-payment to ensure sustainable arrangements are in place to repay arrears and sustain tenancies and/or refund where necessary.
The person:
- 2-3 years of tenancy management experience.
- Computer literacy in a Microsoft Windows environment.
- Excellent stakeholder management and confidence in having difficult conversations.
- Ability to demonstrate tactful diplomacy, even in difficult situations.
- Relevant tertiary qualification.
- Ability to calmly influence and engage with internal and external stakeholders, and above all, be extremely organised.
- Experience with scheduling and monitoring maintenance work and costs.
- A passion for social enterprise, for people, and for community.
- Full current class 1 driver's licence is essential.
- Be self-organised with time management skills to plan and set priorities.
