Role description: As a Construction Project Manager, you will ensure projects adhere to client requirements and business goals by developing and driving project plans, managing cross-functional teams, and coordinating activities within the established project timelines set forth by the Project Manager. Your responsibilities will span all project phases: planning, design/preconstruction, procurement, construction, commissioning, and handover. Role accountabilities:
- Day-to-day management of on-site construction and handover activities in cooperation with the Project Manager, providing administration of project construction contracts.
- Coordinating the work of contractors and all city, state, and utility agencies and inspecting authorities.
- Ensuring all appropriate technical standards are applied during the project.
- Ensuring contractors schedule, conduct, and document all construction meetings including construction progress meetings, safety meetings, and inspections including distributing minutes of the meetings.
- Coordinating application for and approval of permits and approvals required for the project.
- Reviewing submittals for conformance with contract documents.
- Clarifying and coordinating technical RFIs when required.
- Coordinating design reviews and approvals between owner and contractors.
- Managing work to follow state, local, and Federal requirements.
- Tracking and reporting progress and updating the project schedule and costs with the Project Manager.
- Validating all (interim) payment requests from the General Contractor and all owner subcontractors.
- Reviewing contractors’ site-specific health and safety plan and verifying all safety programs align to and are consistent with Arcadis and the owner’s health and safety requirements.
- Monitoring contractor adherence to safety standards and approved plans.
- Maintaining accurate project files, meetings records and correspondence.
- Verifying contractors provide all applicable certificates of insurance prior to any work being performed.
- Providing detailed daily progress reports and photos including manpower, work performed, material deliveries, and weather or safety incidents.
- Reviewing testing and commissioning reports to ensure results are compliant with contract requirements.
- Supporting the owner’s commissioning agent in final testing and commissioning of the Project.
- Ensuring contractors coordinate all inspections and obtain final agency inspections, TCOs, and COs.
- Supporting the owner in coordinating all required operational training.
- Supporting the owner in the contract close-out procedures including organizing the receipt of as-built documents, warranties, guarantees, O&M manuals, and training material from the contractors.
- Bachelor’s Degree in a related field or equivalent work experience.
- 10 years of construction management experience.
- Professional accreditation (PE, AIA, CCM, CPC, PMP, LEED).
