Job Description: This is a full-time on-site role for Facilities Manager in Riyadh. The Facilities Manager will be accountable for the efficient management of facilities operations across the assigned portfolio or a facility. This includes overseeing maintenance, security, cleanliness, and regulatory compliance of company buildings, in addition to managing budgets, contracts, and vendor relationships. The Facilities Manager ensures that the workplace environment remains safe, operational, and optimized for employee productivity. Key Responsibilities: Stakeholder Engagement:

  • Build strong relationships with internal and external stakeholders, including tenants, occupants, contractors, and government agencies.
  • Proactively address and resolve escalated facilities related issues effectively.
Facility Operations:
  • Manage and coordinate the maintenance and repair of building systems (HVAC, electrical, plumbing, etc.).
  • Oversee the daily functioning of facilities operations, ensuring systems are fully operational.
Vendor & Contractor Management:
  • Negotiate and oversee agreements with vendors and service providers to optimize value and ensure mutually beneficial outcomes
  • Monitor vendor performance to ensure compliance with service level agreements (SLAs) and contracts.
  • Perform regular assessments of contractors and vendors for quality assurance.
Safety & Compliance:
  • Ensure that the facility complies with all safety regulations, building codes, and environmental laws.
  • Oversee health and safety practices, including fire drills, emergency evacuations, and risk assessments.
  • Maintain accurate records related to safety inspections, maintenance, and repairs.
P&L Management:
  • Develop and manage the facility's annual budget, tracking expenses and identifying cost-saving opportunities without impacting service delivery.
  • Approve invoices and manage expenses related to facility maintenance and operations.
Sustainability Initiatives:
  • Implement and manage sustainability programs such as energy efficiency, waste management, and eco-friendly practices.
  • Monitor energy usage and recommend ways to reduce consumption and lower costs.
Team Leadership:
  • Supervise and manage a team of maintenance staff and other facilities personnel.
  • Provide training and development opportunities for staff to improve efficiency and service quality.
Emergency Preparedness:
  • Develop and implement emergency response plans, ensuring readiness for incidents like natural disasters, power outages, or other crises.
  • Manage facilities-related emergency situations promptly and effectively.
Qualifications:
  • Bachelor's degree in Facilities Management, Engineer, Business Administration, Engineering, or a related field.
  • Certification in Facilities Management (CFM) or related certifications (e.g., IFMA, BOMA) is a plus.
Experience and Skills:
  • 10+ years of progressive experience in facilities management industry.
  • Strong knowledge of International Standards (SFG20, ASHRAE), KSA Regulations and FM industry best practices.
  • Proven track record of managing operations of flagship contracts, large-scale infrastructure or multi-site portfolios.
  • Strong leadership and team management skills.
  • Cultivate and maintain a high-performing team by optimizing staffing, performance management, coaching, professional development, and succession planning to drive excellence
  • Customer focused develop strong customer relationships by listening to and satisfying customer needs
  • Excellent communication and interpersonal skills.
  • In-depth knowledge of building systems (HVAC, electrical, plumbing, Specialized Systems etc.)
  • Proficiency in facility management software and MS Office Suite (Excel, Word, etc.).
  • Exceptional problem-solving and decision-making skills.
  • Ability to handle emergencies and prioritize tasks under pressure.
