Job Summary The Senior Associate / Assistant Manager of Valuation & Capital Markets Analytics (VCMA) works within a team environment to actively assist in providing commercial real estate analytical, valuation, consulting and other business advisory services to developers, REITs, investors, financial institutions, hospitality companies, lenders, and Fortune 500 companies. This position works on various stages of valuation engagements, including areas of specialized valuation for owner occupied and multi-tenant properties specific to financial reporting. Job Duties

  1. Assists in the creation of valuation assignments by providing research and due diligence for real estate valuations and reviews.
  2. Testing valuation methodologies (income, sales, and cost approaches) performed by Management or third-party property consultants and check the reasonableness / applicability in the overall analysis.
  3. Abstracting key lease terms and critical clauses in a lease, operating statements, and other supporting documents.
  4. Constructs valuation models and assists with preparation of client deliverables.
  5. Addressing to all the clients and/or auditors queries regarding the valuation of the subject property.
  6. Performing US and international real estate market analysis on a wide range of public and private entities using all accepted and relevant approaches and theory.
  7. Manage work products and deliverables, and assist in the quality review of deliverables.
  8. Develop and build relationships with the BDO US team across various locations.
Qualifications, Knowledge, Skills and Abilities Qualifications
  1. Bachelor’s degree in business administration, Economics, Finance, or other relevant field required.
  2. M.Com / MBA preferred.
Experience
  1. Minimum of 3 to 5 years of relevant experience in US & Global real estate market.
  2. Prior experience with a valuation firm / Big 4 preferred.
  3. Professional certification, such as CFA, FRM, CPA, MAI, RICS, MRICS preferred.
Software Proficient with different market databases like Argus Enterprise, CoStar, REIS, Real Capital Analytics (RCA) etc. and third-party market reports like PwC, RERC, Realty Rates, IRR etc. Other Knowledge, Skills & Abilities
  1. Advanced knowledge of concepts related to real estate valuation such as ASC 820, ASC 805, ASC 842 etc.
  2. Advanced knowledge of MS Office (Excel, PowerPoint, Word, etc.)
  3. Excellent communication and report writing skills.
  4. Ability to prioritize tasks, work on multiple assignments and manage rapidly changing assignments in a team environment;
  5. Experience in financial modeling including creating valuation models for various property types.
  6. Strong analytical, comprehension and problem solving skills.
  7. Ability to encourage team environment on engagements and contribute to the professional development of assigned personnel.
  8. Ability to successfully interact with professionals at all levels.
