About Role NEOM is a key project of the Kingdom of Saudi Arabia’s Vision 2030 Strategy and THE LINE represents the most significant real estate investment for NEOM. It is a 170km long and 200m wide structure of 500m height above sea level serving as a linear city. The Design Manager is responsible for leading and coordinating design consultants in the development of innovative and creative designs for THE LINE project. This role requires a strong understanding of design principles, user experience, visual design and integration technologies. The Design Manager is expected to have specific expertise and experience in architectural design and component integration for super high-rise building projects. The Design Manager will be responsible for managing the design process from concept to completion, ensuring that all designs meet the project's goals and objectives. The Design Manager will also be responsible for overseeing the design consultants, providing guidance and feedback, and sharing lessons learned from other design packages. The Design Manager will also be responsible for staying up to date on the latest design trends and technologies, and for ensuring that the design team is utilizing the most effective tools and techniques. The Design Manager will be required to interface with the construction team and coordinate any changes needed to facilitate the construction of THE LINE for the individual packages they are responsible for. Core Responsibilities Key points of responsibility
- Manage the design consultants to deliver the design from concept to Issue for Construction (IFC) stages
- Ensure design developed by the design consultants is in accordance with Employer’s requirements, applicable legislations, codes and standards and have given due consideration to buildability and health and safety aspects
- Work with Project Manager to plan, manage and monitor design progress to ensure the design is delivered to meet schedule and budget
- Monitor design progress and manage design issues by regularly engaging with the design consultants
- Review and respond to the design consultants’ change proposals
- Manage design review process in accordance with the project procedures and in conjunction with design review manager
- Support the design consultants with internal and external stakeholder engagement and collaboration with other designers to ensure an integrated design is developed
- Contribute to the project risk management by identifying and managing design related risks
- Promote innovation and sharing of best practices among the design consultants to deliver the best project outcome
- Get support from the Technical Excellence team on design standards and guidelines
- Collaborate with other departments to ensure design objectives are met
- Bachelor’s degree Qualified or equivalent professional registration in a role related architecture, engineering or construction related subject from an accredited institution.
- Experience managing design and/or construction of super high-rise or complex building or infrastructure projects with strong architectural focus.
- Proficient in design management
- Ability to develop strong working relation with client, stakeholders and other consultants and contractors
- Ability to lead and motivate multi-disciplinary, multi-cultural and diverse teams and promote collaborative working
- Proficient in managing and liaising with multiple consultants
- Competent in using MS Office suite of Apps (Excel, Word, Teams, PowerPoint, Project) and SharePoint
- Familiar with use of Power BI and PowerApps for design management and document management software
- Knowledge of codes, standards and guidelines related to architectural design for high-rise or super high-rise buildings
- Knowledge of construction methods and materials
- Knowledge of safety standards and practices
- Experience of working in different regions and/or countries
- Experience of managing delivery of both design and construction stages
- Experience of implementing Modern Method of Construction (MMC) techniques on projects
