We are seeking a dynamic and experienced Chief Operating Officer (COO) to lead and optimize operations in the commercial office space vertical. For more interesting opportunities, do follow – CTC - (Flexible for the right candidates) Position Summary The COO will be responsible for overseeing the end-to-end operations of the commercial office space business, including leasing, asset management, property development, marketing, and tenant relations. This role requires an experienced leader with strong operational, financial, and strategic management skills to drive efficiency, profitability, and growth in our commercial real estate portfolio. The successful candidate will work closely with senior leadership to set strategic goals, execute business plans, and ensure smooth day-to-day operations of commercial office space division in Bangalore and beyond. Key Responsibilities Strategic Planning & Execution
- Collaborate with the Board and executive team to define the vision, strategy, and operational goals for the commercial office space business.
- Develop and implement business plans that align with the overall company strategy and drive growth in commercial office space.
- Evaluate market trends, competitor strategies, and customer needs to position the company for long-term success.
- Oversee daily operations of commercial office space properties including leasing, property management, and facility operations.
- Optimize building operations for efficiency, sustainability, and cost control.
- Ensure compliance with local regulations, industry standards, and health & safety protocols.
- Lead the leasing strategy and process, ensuring high occupancy rates and strong tenant relationships.
- Develop pricing strategies and leasing terms to maximize revenue from commercial office spaces.
- Build and maintain relationships with brokers, tenants, and institutional clients.
- Manage budgets, forecasts, and financial reporting for the commercial office portfolio.
- Analyze key performance indicators (KPIs) and operational metrics to drive profitability.
- Implement cost-effective measures while maintaining high-quality services and tenant satisfaction.
- Lead and mentor a diverse team of professionals across leasing, property management, and operations functions.
- Foster a collaborative culture that encourages innovation, customer focus, and operational excellence.
- Develop and implement training programs to upskill staff and ensure high performance.
- Work closely with investors, partners, and key stakeholders to communicate business performance and growth strategies.
- Manage relationships with key service providers, contractors, and consultants.
- Represent the company in high-level negotiations and strategic discussions.
- Drive initiatives focused on sustainability, energy efficiency, and environmental responsibility in commercial office spaces.
- Promote technological innovations to improve operational efficiency and enhance tenant experience.
- Identify and mitigate risks related to property operations, leasing, and market conditions.
- Ensure the company’s operations comply with all legal, environmental, and regulatory requirements.
- Minimum of 12-15 years of experience in commercial real estate operations, with at least 5-7 years in a leadership role overseeing commercial office space or property development.
- Proven track record in managing large-scale, high-performance commercial office portfolios, including leasing, asset management, and property operations.
- Strong financial acumen with experience in budget management, financial reporting, and P&L oversight.
- Deep knowledge of Bangalore’s commercial real estate market and trends.
- Experience in managing cross-functional teams and working with senior leadership.
- Leadership : Strong leadership capabilities with the ability to influence and drive performance across teams.
- Strategic Thinking : Ability to develop and execute strategic plans for business growth and operational excellence.
- Negotiation & Communication : Exceptional negotiation skills and the ability to communicate effectively with internal and external stakeholders.
- Financial Management : Advanced financial modeling, budgeting, and forecasting skills.
- Real Estate Market Knowledge : In-depth understanding of the commercial real estate market dynamics, trends, and regulations, particularly in Bangalore.
- Customer Focus : Strong orientation towards tenant satisfaction and relationship management.
- Problem Solving : Excellent analytical and problem-solving skills, with the ability to think creatively and drive solutions.
