Senior Manager - Large Construction Contracts (Buildings)
The role holder is responsible for leading and managing the procurement team, ensuring effective and efficient sourcing of materials and services for large-scale real estate development and construction projects. This role will involve overseeing all procurement activities related to the building phase of the project, including sourcing construction materials, negotiating with vendors, managing supplier relationships, and ensuring timely delivery of high-quality materials. Additionally, the role holder will work closely with the project management team to ensure that procurement activities are aligned with project timelines, budgets, and quality requirements. Section II: Key Responsibilities- Manage the daily operations of the procurement team, ensuring tasks are completed in a timely and accurate manner.
- Monitor procurement activities related to large construction contracts and ensure all transactions comply with company policies and procedures.
- Lead procurement planning and scheduling to align with project deadlines and milestones.
- Provide leadership, guidance, and training to the procurement team to ensure high performance and continuous improvement.
- Develop and maintain relationships with key suppliers, subcontractors, and vendors, ensuring the availability of high-quality materials and services at competitive prices.
- Lead the negotiation of terms and pricing with suppliers and contractors, ensuring that agreements meet the company’s needs while maintaining cost-effectiveness.
- Resolve any disputes or issues with suppliers, ensuring a consistent and reliable supply of materials and services.
- Assess and select vendors based on their ability to meet project specifications, delivery timelines, and quality standards.
- Develop and implement sourcing strategies that optimize cost, quality, and time management in alignment with the project's needs.
- Analyze market trends and assess potential risks to procurement operations, proposing mitigation strategies when necessary.
- Continuously evaluate the performance of suppliers and explore opportunities for improving sourcing processes and introducing innovative approaches.
- Lead the preparation of procurement plans and budgets in line with project requirements.
- Coordinate closely with project managers and construction teams to ensure that materials and services meet the technical specifications and quality standards required for the project.
- Manage the procurement of a wide range of materials, including construction equipment, structural components, and finishes, ensuring alignment with project timelines and specifications.
- Monitor inventory levels and track material deliveries to prevent delays and ensure that materials are on-site when needed for the construction process.
- Ensure that all procurement activities comply with legal and regulatory requirements, maintaining high ethical standards in sourcing and procurement.
- Prepare regular procurement reports, including cost savings, supplier performance, and procurement status for senior management.
- Maintain accurate records of procurement transactions, supplier contracts, and purchase orders for future audits and references.
- Track and report on procurement metrics, including cost optimization, delivery schedules, and supplier performance.
- Identify potential risks in the procurement process, including supply chain disruptions, material shortages, or vendor performance issues.
- Develop and implement contingency plans to mitigate procurement-related risks, ensuring the continuity of project progress without compromising quality or budget.
- Provide leadership within the function by establishing individual goals, overseeing performance management, cultivating team growth, delivering both formal and informal feedback, and conducting performance and talent evaluations.
- Build and promote an organization culture that encourages innovation and rewards performance that leads to enhanced staff motivation and retention.
- Bachelor’s degree in civil engineering, Construction Management, Business Administration, Supply Chain Management, or a related field.
- Master’s Degree in a relevant field (e.g., an MBA, MSc in Construction Management or Supply Chain Management) is preferred but not mandatory.
- Chartered Institute of Purchasing and Supply (CIPS) certification or equivalent is preferred.
- Project Management Professional (PMP) or PRINCE2 certification is advantageous.
- FIDIC certification and proven hands-on experience, MRICS required.
- Minimum 15 years of experience in procurement, with at least 3-5 years in a managerial role overseeing procurement for large-scale construction projects (buildings).
- Proven experience in managing procurement for large construction contracts, including sourcing materials, vendor management, and negotiation.
- Strong background in managing the procurement lifecycle, including tendering, vendor selection, contract negotiation, and supplier relationship management.
- Experience in handling a range of construction materials, equipment, and services.
- Proficient in using procurement software (e.g., SAP, Oracle fusion) and other project management tools to streamline procurement activities.
- Advanced skills in Microsoft Excel for budget tracking, data analysis, and reporting.
- Strong leadership skills to manage, mentor, and motivate a diverse procurement team, fostering a positive, high-performance culture and continuous improvement.
- Ability to guide and resolve conflicts within the team and with external stakeholders.
- Strategic thinker, aligning procurement strategies with company goals and project objectives, and adapting plans to changing conditions or market trends.
- Detail-oriented with a high level of accuracy in reviewing contracts, purchase orders, and documentation, ensuring compliance with project requirements and regulations.
- Decisive under pressure, addressing procurement challenges such as delays or cost overruns efficiently.
- Excellent communication skills for effective interaction with vendors, stakeholders, and project teams, and strong negotiation and persuasion abilities.
- Skilled in presenting procurement status, challenges, and successes to senior management.
- Adaptable and resilient in a fast-paced, high-pressure environment, with a strong focus on supporting project objectives by delivering quality materials and services on time and within budget.
