JOB DESCRIPTION Job Title: Housing Officer Department: Housing Department Responsible to: Housing Manager Job Purpose: The purpose of the Housing Officer role is to deliver high-quality, customer-focused housing management services that support the tenants and communities within Fold Housing. Role Overview: The Housing Officer will act as the main point of contact for tenants, ensuring effective tenancy management, resolving housing issues, and fostering sustainable communities. The role involves maintaining compliance with housing policies and regulations while promoting tenant engagement, wellbeing, and satisfaction. Key Responsibilities:
- Managing tenancy agreements, addressing tenant queries, rent arrears and assessments, handling complaints, and collaborating with internal teams and external partners.
- Ensuring properties are let and maintained efficiently, contributing to Fold Housing’s Values.
- Managing void properties, lettings, and allocations effectively.
- Conducting pre-void inspection visits on void properties.
- Developing and maintaining effective relationships with local authorities and stakeholders.
- Interviewing and assessing prospective tenants and making allocation decisions.
- Coordinating property viewings and delivering pre-tenancy training.
- Advising tenants on rent assessments.
- Processing income returns and changes of circumstances.
- Monitoring arrears and taking appropriate legal action.
- Preparing case files and representing Fold Housing at RTB.
- Providing reports when needed by the housing manager.
- Managing requests for succession or changes to tenancies.
- Addressing tenancy breaches and offering support.
- Managing tenancy terminations and ensuring properties are in satisfactory condition.
- Recording inspections and actions.
- Maintaining accurate records of all properties and tenancies.
- Managing ASB reports in line with policies.
- Working with partners to remedy ASB before legal action.
- Preparing paperwork for hearings.
- Providing accurate advice to tenants.
- Liaising with maintenance officers regarding property maintenance needs.
- Following up on breaches of tenancy.
- Working with Tenant Engagement officers to maximize tenant participation.
- Representing Fold Housing at meetings.
- Holding annual tenant meetings.
- Maintaining tenant files and data.
- Resolving complaints regarding service delivery.
- Informing management of important issues.
- Contributing to the review of Housing Department policies.
- Developing relationships with external partners.
- Producing reports as required.
- Attending relevant training.
- Working with the Line Manager to identify development needs.
- Ensuring alignment with Fold Housing's core values.
- Adhering to all policies and procedures.
- Exercising discretion regarding health and safety.
- Promoting a professional image of Fold Housing.

- Educated to Degree Level (or equivalent) – Essential
- Professional qualification (e.g., ICSH/CIH/IAVI) – Desirable

- Knowledge of housing law and tenancy agreements – Desirable
- Knowledge of voids, rent, and repairs maintenance – Essential
- High level of IT/Digital proficiency – Essential
- Good organisational skills – Essential
- Financial appreciation and budget management skills – Desirable
- 3 years’ experience in a customer-focused environment – Essential
- Experience in a residential property-oriented environment – Essential
- Experience working with Management Companies & Agents – Desirable

- Proven examples of resolving difficult situations – Essential
