Job Summary Maintaining and repairing heating, ventilation, and air conditioning systems to ensure a comfortable and safe environment for guests and staff. This involves conducting routine inspections, troubleshooting system issues, performing preventive maintenance, and collaborating with other departments to address HVAC-related needs. Be responsible for ensuring compliance with regulatory standards and contributing to energy efficiency initiatives within the hotel. Essential Duties and Responsibilities
- Maintain complete knowledge and comply with all departmental policies, service procedures and standards.
- Ensure all HVAC equipment is maintained and operable in all the HVAC plant room.
- Ensure plan and carry out of Planned Preventive Maintenance for all the HVAC equipment for hotel guest rooms, public areas, BOH areas, service apartments, residences and all the plant rooms according to scheduling.
- Ensure tag-out and lock-out procedures are followed when working on electrically powered equipment.
- Ensure the use of all required Personnel Protective Equipment (PPE) while on duty.
- Ensure maintenance records are kept up to date.
- Perform safe operation methods and procedures in troubleshooting of all equipment systems including steam and chilled water heat transfer systems.
- Perform tasks of rebuilding valves, mechanical welding, brazing, and fabrications, replacing worn parts and accomplishing other major repairs to the HVAC equipment.
- Regular maintenance and perform scheduled inspections, clean components, lubricate moving parts, and replace worn-out parts to prevent breakdowns and optimize system performance.
- Installs, repairs, and maintains machinery and mechanical equipment such as motors, engines, pumps, belts, fans, and other processing units.
- Monitor all BMS system and ensure all BMS connected equipment are communicating well with BMS.
- Perform routine maintenance on the chiller unit to prevent malfunctions and ensure efficient operations.
- Maintain accurate records of maintenance and repair.
- Familiarize with the design and layout of the hotel and obtain understanding of operating procedures.
- Respond promptly to Knowcross service orders made for requests, assistance, or emergency work orders.
- Check the logbook for follow up jobs.
- Take the utilities meter reading and update in the system accordingly.
- Check with duty engineer/Engineering supervisor for priority jobs.
- Ensure to close the maintenance request in communication device after completing the job.
- If the maintenance takes longer time to complete, immediately communicate with the Engineering Supervisor and Duty Engineer.
- Always keep premises clean and tidy after completing the job.
- Communicate with Duty engineer/Engineering supervisor of daily work progress before ending the shift.
- Ensure log down into the logbook before ending the shift.
- Follow all the Departmental procedures and instructions.
- Follow hotel policy and procedure while entering guest rooms for repairs.
- Always maintain safety procedures/conditions in working area and other associated areas.
- Understand and practice hotel emergency fire precaution procedures.
- Ensure teamwork to achieve engineering departmental goals.
- Maintain and repair all guestrooms and public areas in accordance with the Perfect Room Program (PRP) procedures and standards guideline.
- Report all incidents and work-related injuries to the concerned department and DOE.
- Attend all training arranged by Hygiene, Health & Safety Manager such as safety training, safety induction, on-the-job training, toolbox talks, etc.
- Be prepared to respond to emergencies, such as power outages, plumbing failures, or HVAC issues, to ensure the safety and comfort of guests.
- Monitor Knowcross application and respond promptly to any escalated requests made for problems, assistance, or emergency work orders.
- Comply and adhere to the Rosewood company policies.
- Take on other tasks in addition to the ones stated, in a reasonable framework.
