Summary The Director, Workplace Operations, (APAC) is responsible for leading the day-to-day management and operations of Stryker facilities in the region. Reporting to the VP, Global Real Estate & Facilities, this role will serve as the primary point of contact for regional Senior Leadership and Country Management regarding our workplaces. The Workplace Operations team works to provide well-functioning buildings, safe and sustainable working environments, and workplace amenities that are fit for purpose. The successful candidate will collaborate with RE&F colleagues to optimize our corporate real estate and facilities portfolio to enhance the customer experience, promote employee productivity and engagement, and optimize costs to enable scalability and growth. This position can be based in Singapore or Sydney, Australia. Essential Duties & Responsibilities Lead the Workplace Operations team across the region(s), including subject matter experts in facilities, building infrastructure and engineering, maintenance and repairs, space utilization, workplace services, reception, and other related areas as needed. Ensure FM services and solutions are delivered in line with company objectives and standards, RE&F strategy, and compliance to local laws and regulations. Work proactively with local stakeholders in our commercial and manufacturing sites to understand their business requirements and partner with global RE&F colleagues in Real Estate, Design, and Construction to deliver transactions and projects. Develop strategic plans to allocate and manage space for maximum efficiency and agility. Lead third-party providers responsible for facilities, space planning, moves, food services, fitness center, hospitality, print services, janitorial, mail services and others as applicable. Work closely with the Global FM leader to manage strategic service provider relationship(s) and apply governance methodologies to ensure successful delivery of the related scope within trusted partnerships. Identify, recommend/document, and implement ways to drive optimal utilization of the facilities and related building services. Serve as the client representative for RE&F projects supporting renovations, expansions, and consolidations; lead parallel efforts of move planning, space programming and occupancy tracking. Assist and advise in developing and tracking building budgets for capital and operating expenses, including variance reporting; ensure quarterly reviews occur in region. Responsible for reporting and tracking of local and regional RE&F related information, working with other RE&F colleagues to create and deliver executive update summaries. Support optimization of Stryker’s facility assets through the development and implementation of programs for preventative maintenance and life-cycle requirement. Collaborate (and deliver where needed) facilities refurbishment and renovations in region. In partnership with RE&F colleagues, develop and implement pan-regional initiatives to enhance the workplace experience and improve financial performance. Collaborate with other Corporate Functions (e.g. HR, IT, Security, Legal & Compliance, Finance, EHS, etc.) to deliver services and solutions in line with Stryker company standards and objectives, as well as those programs that support the RE&F strategy. Support FM teams in maintaining landlord and local government relationships at each leased building location. Introduce industry best practices, technologies, and new ideas; modeling and implementing them with fit-for-purpose plans. Education & Training Bachelor's degree in Facilities Management, Engineering, Real Estate, or related field. Strong knowledge of principles and practices of Facilities Management, Project Management, electrical and mechanical systems, construction, EHS (Environmental, Health & Safety), and all aspects of building operations. Financial acumen required for analysis and decision-making. Fluent in English. IFMA, CoreNet, BOMA, LEED, or relevant industry certifications preferred. Qualifications & Experience 10+ years’ progressive experience in Corporate Facilities Management, preferably in med tech, life sciences, or related field. Multi-country Facilities Management experience is essential. Experience leading remote teams that are cross-functional in nature. Proven track record of a service provider partnership in delivery of FM related solutions. Demonstrated success as a collaborative and strategic leader, one who fosters a customer-centric culture focused on engagement and responsiveness. Experience with overseeing budgets and financial management. Demonstrated record of change management, supplemented by strong organizational skills and an entrepreneurial spirit, coupled with the ability to build diverse teams. Skilled with identifying clear and actionable goals, establishing priorities and achieving measurable results. Excellent organizational, analytical, written, and oral communication skills suitable for a wide range of audiences.
