JOB DETAILS:

Qualification & Experience:

Master (18 years of education) with at least 10 years of experience.

Bachelors (16 years of education) from HEC (Higher Education Commission) recognized university with at least 13 years of experience.

LLB (16 years of education) from HEC (Higher Education Commission) recognized university with 14 years of experience and 5 years of Bar Enrollment.

Responsibilities:

Plan land acquisition activities for the purpose of construction or operation of transmission pipelines through government's Land Acquisition Officers and Collectors while complying with relevant regulations including Land Acquisition Act 1894.

Ensure that the necessary documents are obtained from Planning and Development prior to the commencement of the land acquisition process.

Collect documents including drawings, length of pipeline/route in Km(s), and place where the land is required to be acquired, width of the strip of land required to be acquired in feet or meters, and installation of markers on the proposed pipeline route/right of way (RoW) at visible distance.

Organize preliminary surveys for the purposes of acquiring land for laying pipelines.

Ensure accurate assessment of damages to owners' properties and cost of land. Negotiate and arrange compensation amounts for land owners through Land Acquisition Collector or revenue authorities (Deputy Commissioner or Commissioner).

Ensure that the required notifications are issued in respect of the land to be acquired.

Ensure land acquisition as well as land clearance on a timely basis for transmission and distribution projects considering the Right of Way (RoW).

Ensure that the land is available for construction activities and the required legal formalities/permissions are complete or under process. In case of any hindrance, take measures to rectify the same in order to prevent delays that may result in additional financial burden for the company.

Manage real estate related documentation and processing requirements of the relevant government departments and authorities.

Ensure safe storage of real estate documents including records of lease and mutation documents of SSGC's owned properties.

Participate in the purchase of land for the purpose of establishing SSGC regional offices, administrative units, or any other building or structures.

Optimize SSGC portfolio of owned and rented properties.

Coordinate with Planning & Development, Projects & Construction, Stores, Finance, Security, and other departments for construction of high-pressure gas pipelines.

Monitor and resolve the land related problems during the construction activities.

Keep the senior management informed with the developments during the land acquisition process.

Provide guidance/assistance for updating of mutation record of the transmission projects. Ensure progress on mutation of SSGC's acquired land through revenue officials.

Identify and assess risks under their management/ownership.

Develop and implement risk response strategies for the risks under their management.

Monitor risks and response strategies under their management.

Ensure the accuracy and timeliness of information provided for risk reporting.

Undertake any other task as assigned by the management.#J-18808-Ljbffr
