Overview: We are seeking a highly organized and experienced Property Portfolio Manager to oversee a diverse portfolio of residential, commercial, and mixed properties. The ideal candidate will possess excellent communication and negotiation skills, a deep understanding of property management principles, and the ability to thrive in a dynamic and fast-paced environment. The Property Portfolio Manager will be responsible for maximizing the value and profitability of the portfolio while ensuring tenant satisfaction and compliance with all relevant regulations. Responsibilities: Tenant Relations:
- Serve as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests in a timely and professional manner.
- Facilitate lease negotiations, renewals, and terminations, ensuring favorable terms for the property owner while maintaining positive tenant relationships.
- Implement tenant retention initiatives to minimize vacancies and maximize occupancy rates.
- Develop and manage annual operating budgets for each property, optimizing revenue and controlling expenses to achieve financial targets.
- Monitor rent collection and delinquency rates, taking appropriate action to minimize arrears and mitigate financial risks.
- Prepare regular financial reports and performance analyses for property owners and stakeholders.
- Coordinate routine maintenance and repairs, as well as capital improvement projects, to enhance the value and appeal of the properties.
- Oversee vendor relationships and contracts, ensuring quality service delivery and cost-effectiveness.
- Implement sustainable practices to minimize environmental impact and reduce operating costs.
- Stay abreast of all relevant laws, regulations, and industry standards pertaining to property management, landlord-tenant relations, and building codes.
- Ensure full compliance with lease agreements, rental policies, and local ordinances, mitigating legal risks and liabilities.
- Represent the property owner in legal proceedings, such as evictions or disputes, as necessary.
- Bachelor's degree in Business Administration, Real Estate Management, Finance, or related field (preferred).
- Proven experience (minimum 3 years) in property management, with a focus on diverse portfolios including residential, commercial, and mixed properties.
- Strong knowledge of real estate laws, regulations, and market trends.
- Excellent communication, negotiation, and interpersonal skills.
- Proficiency in property management software and financial analysis tools.
- Ability to multitask, prioritize responsibilities, and adapt to changing priorities.
- Attention to detail and commitment to delivering exceptional customer service.
- Relevant professional certifications (e.g., Certified Property Manager) are a plus.
