Their primary focus spans retail, office, large format retail, and development sectors. The Opportunity: We're on the lookout for a skilled and experienced Commercial Property Transactions Manager to take the reins on all property transactions within the commercial real estate portfolio. This role calls for a strategic thinker with a solid understanding of real estate markets, legal frameworks, and negotiation savvy. The ideal candidate will excel at managing intricate transactions, minimising risks, and optimising financial outcomes. Key Responsibilities:

  1. Transaction Management: Lead the charge on commercial property transactions from start to finish, including acquisitions, disposals, leases, and joint ventures.
  2. Market Analysis: Dive deep into market research and analysis to pinpoint investment opportunities, market trends, and the competitive landscape.
  3. Due Diligence: Coordinate due diligence processes, from property inspections to financial analysis, legal reviews, and environmental assessments.
  4. Financial Modeling: Craft financial models to assess potential investments, project feasibility, and financial performance forecasts.
  5. Negotiation: Hammer out terms and conditions with sellers, buyers, tenants, and partners to secure favorable outcomes while keeping risks in check.
  6. Legal Compliance: Ensure compliance with legal and regulatory requirements throughout transactions, including zoning laws, property regulations, and contract terms.
  7. Relationship Management: Foster strong relationships with brokers, attorneys, investors, and other stakeholders to smoothen transactions and seize opportunities.
  8. Portfolio Optimisation: Collaborate with internal teams to identify chances for portfolio optimisation, strategic divestments, and value enhancement initiatives.
  9. Reporting: Prepare detailed reports and presentations to update senior management on transaction progress, financial analysis, and investment recommendations.
  10. Risk Management: Identify and evaluate potential transaction risks, developing strategies to mitigate risks and safeguard the organisation's interests.
Requirements:
  1. Minimum of 4 years of experience in commercial real estate transactions, including acquisitions, disposals, leasing, and asset management.
  2. Strong financial skills, with expertise in financial modeling, investment analysis, and valuation techniques.
  3. Excellent negotiation skills with a proven track record of closing complex real estate transactions successfully.
  4. In-depth knowledge of commercial real estate markets, property types, and investment strategies.
  5. Familiarity with legal and regulatory frameworks governing commercial real estate transactions.
  6. Exceptional communication, interpersonal, and presentation skills.
  7. Strategic thinking abilities, with a knack for identifying and capitalising on market opportunities.
  8. Detail-oriented with strong analytical and problem-solving skills.
  9. Proficiency in MS Office suite and real estate investment software.
