The Opportunity:The Vice President, Real Estate Management reporting to the Managing Director, Real Estate Management will assume a pivotal role in BGO by spearheading the management of an office and industrial portfolio of properties across the GTA. As a cornerstone position within the organization, the VP, Real Estate Management holds primary accountability for cultivating and fortifying client relationships and driving new business development initiatives to grow BGO's 3rd party business. In order to drive efficiencies and collaboration across BGO's various groups, this role will coordinate with the portfolio management, accounting and leasing departments, partner with lease documentation services, and actively contribute to Operational Excellence and Sustainable Investing endeavors and initiatives.

What You Will Do:

Business Development

Identify and research potential clients and markets to develop a robust pipeline of new 3 rdparty business opportunities.

Build and maintain strong, long-lasting relationships with existing BGO clients.

Collaborate with internal teams to develop customized proposals and presentations to pitch to prospective clients.

Collaborate with BGO teams to negotiate and close contracts, ensuring mutually beneficial agreements are reached.

Stay updated on industry trends, market conditions, and competitors to identify new opportunities and strategies for growth.

Represent BGO at industry events (BOMA/NAIOP/IREM/CREW, etc.), conferences, and networking functions to promote our products and services.

Provide regular reports and updates to senior management on business development activities, pipeline development, and market trends.

Act as an ambassador for BGO, promoting our business offering and cultural values - examples that include sustainable investing and operations, transparency, client focus and diversity. As an ambassador, be comfortable with public speaking, speaking on panels and engaging with industry peers to develop and foster business relationships and new business opportunities.

GTAProperty Management Portfolio

Accountable for overseeing the entire performance of the BGO's GTA property management and operations business unit.

Work with the various property managers to ensure all financial aspects of the property are analyzed and managed in a timely fashion including reporting, collection of rents, execution of capital plans, and management of operating expenses.

Liaise with property and leasing teams to ensure market positioning and strategic direction meet portfolio, client and company goals.

Lead a large team providingcoaching, mentorship, supervision, and expertise to the property management teams.

Collaborate with the Technical Services and Project Management Team, Property Managers, General Managers, Senior Directors, Manager, Sustainability, leasing, development, and Managing Director to devise strategies to increase revenues and minimize operating expenses and property taxes.

Focus property teams on excellent tenant and client communications and relationship building.

Working hand in hand with our Operational Excellence team, provide and manage an effective safety and security program to ensure protection of our tenants and the public from physical harm, protect our client's assets, and to protect BGO and our clients' from reputational risk.

Participate in corporate and regional initiatives to further advance property management best practices.

Improve property performance and operations through analysis of input from property teams and review of existing practices, policies, and procedures.

Review and approve strategic business plans for properties, suggesting operational enhancements before client submission.

Support and promote BGO's Culture Code.

Client and Tenant Relations

Develop and maintain multi-level relationships with key clients in their respective portfolio including regular client meetings and ad-hoc updates on topical matters relating to the portfolio and commercial real estate to ensure owners objectives are understood and executed. Since more than one BGO leader may have a touchpoint with the same client, coordinate relationship management with other BGO senior leaders.

Maintain a strong functional relationship with Tenants, Investment Management, Leasing, Accounting and other internal or external customers.

Understand and ensure compliance with all aspects of the Accounting and BGO's Purchasing Policy and procedures.

Ensure compliance with all governing codes.

Special projects as requested.

Other duties as required.

Sustainability

Proactively support BGO's culture of environmental responsibility and social responsibility, and lead efforts to demonstrate the organization's commitment to sustainability and responsibility.

Who You Are:

A university degree / or related experience in commercial real estate management.

Certified Property Management (CPM) and/or Real Property Administrator (RPA) designation supplemented with leadership workshops and relevant industry courses is considered an asset.

Minimum 10 years in the real estate industry, including hands-on property management and multiple property responsibilities including management of 20+ employees.

Strong working knowledge of financial reporting, budget planning, forecasting.

Strong working knowledge of property management, preferably office and industrial asset classes.

Strong working knowledge of leases including negotiation and interpretation of lease clauses.
