The successful candidate will be a highly motivated relationship builder, with a passion for real estate development, and a desire to join a dynamic team. In addition, they will be able to work in a lean team and fast-paced environment, while being responsible for supporting an extensive portfolio of self-managed development projects. This individual should possess strong project management skills and extensive expertise to oversee projects from acquisition through design, approvals, sales and marketing, construction, and servicing stages. This person is a driven professional with a positive and collaborative attitude, with a no task is too big or too small mindset, and who is excited about joining a well-established development firm.The compensation for this role is between $250,000-$350,000 depending on level of industry experience and exposure plus a bonus package. Our client is an advocate for equity and diversity and recognizes the importance of leadership engagement within its framework.ResponsibilitiesOversee the end-to-end execution of low-rise residential development projects (greenfield and infill subdivisions and townhomes) through planning, approvals, development, and closeout phases.Participate in meetings alongside leadership and partners and make decisions regarding development strategy, long-range planning, asset mix, budgets and schedules, and sales/marketing.Clearly and effectively communicate approval briefs and proposals, including recommendations to Executive Management and other project stakeholders.Work alongside Municipalities to ensure approval of project plans and permits.Lead the process of soliciting proposals from and negotiating contracts with a broad range of multi-disciplinary consultant teams.Develop and maintain relationships with consultants, contractors, construction managers, and other consultants/partners.As required, assist with ensuring approval of project plans and permits and attend all regulatory and municipal meetings.Oversee the creation of development project overviews, schedules, budgets and reports.Proactively manage, review and prioritize project work plans with objective to stay on time and on budget, being accountable for project timelines/costs.Generate and maintain development project reports and files.Oversee budget approvals, as well as tracking and analyzing current projects under development.Assist with due diligence on new acquisitions/projects as required.Provide leadership and guidance to Development Manager to ensure all business performance metrics are met or exceeded.Qualifications10+ years of experience working in real estate development and/or development planning or engineering, with exposure to large scale low-rise residential projects.Degree in Engineering, Architecture, Urban Planning, Construction or Real Estate.Passion and interest in greenfield development.Extensive knowledge of the full cycle development process across GTHA municipalities.Proven leadership experience, especially teaching, guiding and coaching employees.Experience with project management of active development files, especially through entitlements.Strong organization and prioritization skills with ability to create structure and processes.Ability to problem solve effectively and adept at presenting complex information clearly and concisely.Collaborative attitude with the capacity and willingness to manage multiple tasks by being flexible/adaptable and responding to changing circumstances.Excels in a dynamic and fast paced environment and enjoys new challenges.Superior communication skills, both written and verbal with a successful track record in working with stakeholders of multiple disciplines.Computer Literate in MS Office Suite, AutoCAD etc.Valid Driver's Liscence Highly collaborative and self-starter, with ability to work independently.Friendly and professional demeanor with a positive attitude.By providing us with a copy of your resume and any subsequent personal information directly, you understand that it has been furnished with your consent for the purpose of possible disclosure to our client, who has agreed to comply with our Privacy Policy and Confidentiality Policy.
