About the Role:Fitzrovia is seeking to hire an Associate to join our Asset Management team. This candidate will work closely with our Asset Management and Investments teams and actively participate in and contribute to all facets of the business including asset management and operations, acquisitions, development, and construction.At Fitzrovia, we pride ourselves on being an entrepreneurial and innovative organization, which makes this role well suited for a candidate looking to roll up their sleeves, wear multiple hats and contribute to all aspects of real estate investment and development.As we are a highly collaborative team, this role is on-site full-time, and the successful candidate will be required to work in the office Monday to Friday. Key Responsibilities:Assist with market analysis including evaluation of comparable properties to help establish the leasing and marketing strategy for new assets.Assist with the development and implementation of asset plans on both an operational and capital basis for all properties.Evaluate financial and operational performance of the portfolio and implement changes as required.Identify and implement value-add opportunities across the portfolio (i.e. unit renovations, energy efficiency, new technologies, etc.).Assist in the preparation of annual operating budgets and monthly and quarterly reporting.Take an active role in asset valuations including coordinating and reviewing appraisals.Work collaboratively with the Construction, Development and Property Management teams to ensure successful launches of new assets including the transition from construction to operations.Assist with commercial leasing strategy and execution for retail and office space within the portfolio.Assist with the property tax and insurance process, including tax appeals.Identify, negotiate and implement new partnerships with symmetrical brands.Assess potential investments through the preparation of detailed financial models and market research.Complete data-driven analysis to assist in major decision-making including financings, rezoning, design development, construction tendering and lease-up strategy.Assist with the closing process including review of due diligence material and coordination with internal resources and third-party consultants and stakeholders.Assist with securing construction financing and permanent debt including the preparation of lender packages, valuations, budgets and due diligence materials.Assist in the research and evaluation of new business strategies and verticals.Assist in the preparation of business plans for new business strategies and verticals.Assist senior leaders as needed with any other portfolio or property level tasks.Provide sound business judgement and implement recommendations on a variety of unstructured tasks.Qualifications and Experiences: Undergraduate or graduate degree in business, finance or a similar field requiredMinimum 3-5 years experience at a real estate private equity company, asset management company, accounting firm or investment bankExperience with real estate asset management is strongly preferredBilingual proficiency in English and French is considered an assetAdvanced analytical skills with expert working knowledge of Microsoft Excel and PowerPointExcellent and effective written and oral communication and presentation skillsSuperior organizational skills with a focus on attention to detail and ability to manage multiple tasks and meet time sensitive deadlinesStrong work ethic with the flexibility to routinely work outside of core hours as business needs dictateCritical thinker and highly analytical with good judgmentEntrepreneurial self-starter with an ability to work independently and synergistically in a lean and horizontal corporate structureWhy Fitzrovia:Fitzrovia is a vertically integrated development and asset manager focused on Class-A and vintage-style apartment buildings across the Greater Toronto Area (GTA) and Montreal.
