Support the Commercial function on one of our high profile Facilities Management contracts
Variation/Change management pricing and agreement with Client and Subcontractors.
Preparation, submission, agreement and timely payment of Interim measures and applications to Clients.
Subcontract preparation, negotiation and management
Ability to meet and report on contractual KPI's
Project Cost Control monitoring and reporting.
Final Account submission and agreement with Clients
Evaluation of Subcontractors' payment applications, issuing payment certificates.
Agreeing Subcontractor Final Accounts
Monthly Profit and Loss project reporting and forecasting
Supplier payment and cash flow management
Production and agreement of additional work cost proposals
Client valuation agreements and cash collection
KEY OBJECTIVES OF THE JOB
Pricing, valuation, agreement and invoicing for works for the main contract, variations, additional works and minor projects.
Timely payment of invoices by client
Client and Subcontractor relationship management
Out of scope works are captured, costs agreed and invoiced in a timely manner.
Cost control and reporting for work in progress
Subcontractor applications are evaluated and paid.
Ensuring tendered margins are met
Prepare and present monthly contract appraisals (Profit and Loss reporting)
Compiling and implementation of a margin improvement plan
Valuations and invoicing for Works in Progress
Variation works are captured, costs agreed and invoiced.
Cash Management is optimized and WIP is minimised
Support contract optimisation reviews and associated analysis
Preparation of Ad hoc commercial reports as and when required
Support tendering requirement within the contract.
Support, and where necessary lead, negotiations with customer and sub-contractors.
MAIN ACCOUNTABILITIES
OPERATIONAL ACCOUNTABILITIES
Supporting the Commercial Management of a Facilities Management Contract
Accurate cost reporting and forecasting
Cost control for all works
Valuations and invoicing for Works in Progress
Support the Variation, Change management and scope definition process.
Minimising Work in Progress (WIP) and improving cash flow.
Utilisation of standard company documentation and procedures
Support developing, implementing and reviewing effective commercial practices within the project.
Responsible for sub-contract review and sub-contractor management.
Responding to internal and external queries in a reasonable timescale
Support formulation of reports using agreed formats and templates.
Support continuous process improvement.
Benchmarking and cost analysis of contract spend for cost optimisation.
Margin improvement
Contract administration
Effectively manage a team of QS.
KNOWLEDGE AND APPLIED SKILLS
Experienced QS or Senior QS with at least 5 years' experience in a FM QS/SQS role, however construction experienced candidates will also be considered if they can demonstrate the required skill set.
Excellent commercial awareness
Customer focused
Computer literate, numerate and highly skilled in the use of Microsoft Excel spread ;
Able to work under pressure without supervision and to agreed timescales.
Methodical approach to ensure accuracy of estimates, proposals and reporting.
Ability to make decisions and be responsible for the outcome
Knowledge or experience of Construction/Mechanical/Electrical Building Services and Maintenance procedures.
Ability to work as part of a contract team
Excellent communication and negotiation skills with subcontractors and clients

Required Qualifications
Any Bachelors Degree (BSc Quantity Surveying preferred)
