Additionally, we manage iconic districts, including Business Bay, Dubai Land Residences, Jaddaf Waterfront, Dubai Media City, Dubai Internet City, Dubai Studio City, Dubai Harbour, and more.About the Role: The Senior Accountant - Cost Control is responsible for developing, implementing, and maintaining robust cost control systems and procedures for DHCM's diverse portfolio of communities and properties. This role plays a critical part in ensuring financial discipline, identifying cost efficiencies, and providing accurate and timely cost analysis to support strategic decision-making within the budgeting and reporting framework. The Senior Accountant will work closely with various operational departments to monitor expenditures, analyze variances, and drive cost-saving initiatives.The main duties and responsibilities of this role: 1. Cost Control and Analysis: Develop, implement, and maintain comprehensive cost control policies and procedures in alignment with DHCM's financial objectives and industry best practices.Monitor and analyze actual costs against budgets and forecasts across all operational activities (e.g., facilities management, security, landscaping, utilities, community events, and administrative costs).Identify significant cost variances, investigate their root causes, and provide detailed explanations and actionable recommendations to management.Prepare and present regular cost reports, dashboards, and financial summaries to the Associate Director - Budgeting & Reporting and other relevant stakeholders.Conduct in-depth cost analysis for specific projects, initiatives, or departments to identify areas for optimization and potential savings.Develop and maintain cost allocation methodologies for shared services and common expenses across various communities.Participate in the development of cost benchmarks and key performance indicators (KPIs) to measure cost efficiency.2. Budgeting and Forecasting Support: Collaborate with the Associate Director - Budgeting & Reporting and operational teams to develop accurate and realistic operational budgets, focusing on cost components.Provide historical cost data and trends to inform future budget assumptions.Assist in developing cost-saving targets and incorporating them into the annual budget and periodic forecasts.Support the forecasting process by analyzing expenditure patterns and predicting future cost behaviors.Ensure adherence to relevant accounting standards (e.g., IFRS) and internal financial policies for cost recognition and reporting.Prepare journal entries and reconciliations related to cost accounts.Assist in the preparation of month-end and year-end closing activities related to cost of operations.Support internal and external audits by providing necessary documentation and explanations related to cost control.4. Stakeholder Collaboration & Advisory: Partner with operational managers (e.g., Community Managers, Facilities Managers) to understand their cost drivers and provide financial insights and guidance.Facilitate cost awareness and ownership across different departments.Proactively identify opportunities for process improvements and efficiency gains within cost-related operations.Develop and deliver training sessions on cost control best practices for relevant teams.5. System and Process Improvement: Contribute to the continuous improvement of financial systems and processes related to cost tracking, reporting, and analysis.Evaluate and recommend new technologies or tools to enhance cost control capabilities.Assist in the implementation and optimization of ERP modules related to cost accounting.About you: The ideal candidate will have the below qualifications and experience: Education: Bachelor's degree in Accounting, Finance, or a related field. Professional accounting qualification (e.g., CPA, ACCA, CIMA) is highly preferred.Experience: Minimum of 3-5 years of progressive experience in cost accounting or financial analysis, with a strong focus on cost control, preferably within real estate, community management, or a service-oriented industry.Technical Skills: Strong proficiency in accounting software and ERP systems (e.g., SAP, Oracle, Microsoft Dynamics).Experience with data visualization tools (e.g., Power BI, Tableau) is a plus.Solid understanding of financial statements, budgeting, and forecasting principles.Knowledge of IFRS.Soft Skills: Excellent analytical and problem-solving skills with a keen eye for detail.Strong communication and interpersonal skills, with the ability to effectively collaborate with diverse stakeholders.Proactive, self-motivated, and able to work independently as well as part of a team.Ability to manage multiple priorities and meet deadlines in a fast-paced environment.Strong ethical conduct and commitment to confidentiality.About Benefits: At Dubai Holding, we're committed to nurturing the success and well-being of our colleagues.
