Job Purpose: This role is responsible for developing and implementing strategies to ensure the brands achieve their expansion goals in collaboration with the brand teams. It involves negotiating and securing development agreements with franchisors in line with AMR growth plans, managing the equity property portfolio to minimize property cost inflation, and facilitating asset management opportunities.Responsibilities: Oversee site acquisition for new company units across the market, including site identification, securing sites, and coordinating with construction and pipeline management.Develop and execute real estate strategies aligned with business objectives across AMR.Stay informed about strategic developments and coordinate with Market Planning.Ensure the development of new pipelines to meet growth expectations.Analyze market insights to inform effective decision-making.Negotiate lease agreements, including rent reductions.Take responsibility for company development within designated regions.Identify potential sites, negotiate deals, and manage planning and legal processes for acquisitions.Prepare IC tours and reports for approval regarding company openings.Maintain up-to-date trade zone files and pipeline reports for company development.Monitor strategic developments within trade zones and coordinate with Market Planning.Identify significant development opportunities with retail, hotel companies, and investment funds to foster influential relationships.Maintain relationships with major landlords and development partners.Minimize property cost inflation and reduce costs for the restaurant portfolio.Monitor property costs and charges, challenging where appropriate, and instruct specialists for negotiations.Build comprehensive profiles for each store, including legal and utility documentation.Manage the disposal of closed or surplus stores in line with market conditions.Negotiate rent reviews, lease renewals, and rating appeals, and develop effective negotiation strategies.Education: BSc/BA in Business Management or related field Experience: 5-8 years of post-graduate experience, preferably in multi-unit development High professional integrity, confidence, and consistency Ability to handle conflicts and work with franchisees Process-oriented with broad commercial acumen and determination Knowledge: Understanding of retail or hospitality industries and trends Knowledge of property law, taxes, and financial statements relevant to the country Experience with lease negotiations, asset management, and triple net leases Skills: Strong negotiation, consensus-building, and communication skills Strategic and business acumen Analytical problem-solving abilities Additional Requirements: F&B experience and fluency in Arabic are mandatory Note: Only candidates who meet the above two requirements will be contacted.#J-18808-Ljbffr
