Its diverse portfolio comprises high‑end residential towers, premium commercial spaces, and fully integrated mixed‑use communities.Role Summary The Director of Facility Management is a senior leadership role responsible for overseeing the complete life‑cycle management and operational excellence of the Client's diverse real estate portfolio. The position demands strategic thinking, technical mastery, and executive leadership to ensure sustainability, performance efficiency, and exceptional tenant experience.Key Responsibilities Strategic Leadership & Asset Management Develop and execute Facilities and Asset Management strategies aligned with company objectives.Oversee major retrofits, upgrades, and capital improvement projects to enhance property value.Ensure full compliance with UAE HSEQ standards, regulations, and sustainability goals.Operational Excellence Lead and standardise daily FM operations across luxury residential, commercial, and mixed‑use assets.Deploy CMMS systems and predictive maintenance programmes for MEP and utilities.Manage vendor contracts, ensuring optimal service delivery and cost efficiency.Financial Management Prepare and oversee multi‑million AED Op Ex and Cap Ex budgets.Analyse cost performance, improve operational efficiency, and increase net operating income (NOI).Ensure transparent management of service charges and sinking funds.Tenant Experience & Stakeholder Engagement Drive a customer‑centric FM culture to maximise satisfaction and Net Promoter Score (NPS).Collaborate with Leasing, Property Management, and Development teams for seamless operations.Innovation, Technology & Sustainability Lead the integration of smart FM technologies, Io T systems, and Building Management Systems (BMS).Champion sustainability, energy conservation, and green certification initiatives.Qualifications & Experience Education: Bachelor's degree in Engineering or Facilities Management; Master's preferred.Certifications (Preferred): FMP, CFM, or PMP.Experience: Minimum 15 years in Facility Management, including 10 years in a senior leadership position.Proven expertise in managing luxury residential, commercial, and mixed‑use developments within the UAE/GCC.Key Competencies Strategic & Commercial Vision: Ability to link operations to long‑term asset strategy.Executive Leadership: Lead diverse, multicultural teams with accountability and high performance.Technical Expertise: Strong command over MEP, ELV, BMS, and asset lifecycle management.Negotiation & Influence: Skilled in stakeholder engagement and vendor management.Compensation & Benefits Salary Range: AED 50,000 - 68,000 per month + Executive benefits.Seniority level: Director Employment type: Full‑time Job function: General Business#J-18808-Ljbffr
