Experienced Real Estate Agent – Dubai Market Specialist Location: Dubai, UAE Employment Type: Full-time About the Company HMNS Properties is a leading real estate brokerage in Dubai. We are looking for an experienced, self-driven, and highly knowledgeable Real Estate Agent to capitalize on our extensive resources and dominate their chosen market niche within the vibrant Dubai property scene. Job Summary The Experienced Real Estate Agent will be responsible for representing clients in the purchase, sale, and leasing of residential and/or commercial properties across key Dubai communities. The ideal candidate possesses a proven track record of successful closings in the UAE, an in-depth understanding of Dubai's diverse neighborhoods, and a comprehensive grasp of local real estate laws and the RERA process. This role demands a high level of integrity, exceptional negotiation skills, and a commitment to delivering a premium client experience. Key Responsibilities 1. Sales, Leasing, and Client Management ·Client Representation: Act as a fiduciary agent for buyers, sellers, landlords, and tenants, representing their best interests throughout the entire transaction. ·Lead Generation & Conversion: Proactively prospect and generate new leads, converting them into successful transactions to meet and exceed sales targets. ·Property Search & Curation: Efficiently source, shortlist, and curate property options (both off-plan and secondary market) that align precisely with client needs and investment goals. ·Property Showings: Schedule and conduct professional property viewings and open houses, effectively highlighting key features and property value to potential clients. ·Client Relationship Management (CRM): Cultivate and maintain a strong client network and database, fostering long‑term relationships through exceptional follow‑up and service. 2. Market Expertise and Financial Analysis ·Market Analysis and Valuation: Conduct thorough market research and Comparative Market Analysis (CMA) to provide accurate property valuations and pricing strategies for sellers and informed investment advice for buyers. ·Neighborhood Expertise: Possess deep, up‑to‑date knowledge of Dubai's dynamic real estate landscape, including pricing trends, new community developments, and the specific rules of Freehold and Non‑Freehold areas. ·Investment Guidance: Advise clients on real estate investment opportunities, return on investment (ROI), and potential capital appreciation in the Dubai market. 3. Negotiation and Transaction Management ·Expert Negotiation: Skillfully negotiate purchase prices, leasing terms, and contractual conditions to secure the most favorable deals for clients. ·Legal & Regulatory Compliance: Guide clients through the complex legal and contractual paperwork (such as Mo Us, Ejari registration, and title deed transfer), ensuring full compliance with RERA and DLD regulations. ·Transaction Closure: Manage the end‑to‑end transaction process, coordinating with all stakeholders, including the developer, banks, property valuers, and legal teams, to ensure a smooth and timely closing. 4. Marketing and Administration ·Strategic Marketing: Develop and implement high‑impact marketing strategies, utilizing digital marketing, social media, and leading property portals (e.g., Property Finder, Bayut) to maximize property visibility and attract qualified leads. ·Listing Management: Create compelling, accurate, and visually appealing property listings with professional photography and descriptions. ·Documentation: Maintain meticulously organized records of all correspondence, agreements, and transaction details. Required Skills and Qualifications ·Experience in Dubai: Minimum of 6 months - 01 years of demonstrable experience as a Real Estate Agent in the Dubai/UAE market with a verifiable track record of successful transactions. ·Market Knowledge: In-depth and current knowledge of Dubai's real estate market, including property laws, transaction processes, and key investment areas (e.g., Downtown, Marina, Palm Jumeirah). ·Sales and Negotiation: Proven ability to close high‑value deals and possess superior negotiation, persuasion, and sales closing skills. ·Communication: Excellent verbal and written communication skills in English (fluency in Arabic, Russian, Mandarin, or other languages is a significant advantage due to the diverse clientele). ·Integrity and Ethics: High professional integrity and a commitment to the RERA Code of Ethics. ·Technological Proficiency: Competence in utilizing real estate software, CRM systems, property listing portals, and digital marketing tools. ·Transportation: Must possess a valid UAE driving license and have access to reliable transportation.
