**Lead Facilities Officer - Residential** **About the role** You will be responsible to support the Operations Manager / Manager Facilities with maintenance and repairs including improvement where required/possible, induction and handover of properties. Plan, organize and monitor all maintenance activities to ensure smooth running of the buildings/facilities at multiple locations. Ensure the staff accommodation are properly maintained as per Qatar Airways standards in a cost effective and timely manner. **Accountabilities** - Responsible for managing the maintenance and project activities of HVAC (Heat, Ventilation and Air-conditioning) in Qatar Airways buildings. The role will also need to ensure that all relevant maintenance contracts are in place and follow up with multiple entities to ensure business continuity / maintained the comfortable environmental conditions in the buildings. - Manage the repair on all HVAC equipment - Chillers, Cooling Tower, Package units, Split ACs, Exhaust fans, Heaters etc. - Review of HVAC design drawings and ensure all the design parameters are covered. - Review the testing and commissioning of HVAC equipment. - Prepare the snagging of the equipment installation and performance in the new buildings. - Prepare the Scope of works for project works to improve the performance of the existing HVAC system / adding the new HVAC equipment. - Ensure the Preventative Maintenance activities are performed as per the schedule and OEM recommendations. - Ensure that the 'Air Quality’ is maintained throughout 365 days. - Manage and ensure that 'Performance Evaluation’ of the Service providers are regularly conducted. - Ensure the local and International Environmental (CFC gases) protocols are followed. - Ensure the minimum stock levels of critical spare parts and consumables are maintained. - Maintain the asset register of HVAC equipment and conduct audit regularly. - Meeting the Landlord representative’s / Service providers for ongoing maintenance activities and yearly planning of Preventative Maintenance. - Manage the communication through the admin team to the occupants for the maintenance schedules. Qualifications **About you** Qualification: Bachelor of Engineering - Mechanical & Diploma in Refrigeration & Air-conditioning (preferred) Work experience: minimum 5 years in the same field and same position You will possess: - Essential to have Bachelor of Engineering - Mechanical & Diploma in Refrigeration & Air-conditioning (preferred). - Work experience in similar position is required in the Gulf region. - Minimum of 8-10 years’ experience working in Facilities Management. - Demonstrated ability to multi-task and priorities. - Must be conversant with multiple activities associated with maintenance related works. - Should have capability to respond to emergency situations by performing the duties assigned in compliance with procedures. - Generate scope of services for improvement projects which involve work by multiple trades including interaction with other departments. - Independently supervise and manage field works assigned by Departmental Manager for works arising from breakdown and emergencies. **Be part of an extraordinary story** Your skills.
