Scope of Works: Home Maintenance Project Manager 1. Project Planning and Preparation Assessment and Inspection : Conduct initial assessments of the property to identify maintenance needs, potential issues, and areas for improvement. Scope Definition : Define the scope of work for each maintenance project, including specific tasks, timelines, and resource requirements. Budgeting and Cost Estimation : Develop detailed budgets and cost estimates for each project, including labor, materials, and contingency funds. Permitting and Regulations : Ensure all necessary permits and approvals are obtained and that all work complies with local building codes and regulations. 2. Vendor and Contractor Management Vendor Selection : Identify, evaluate, and select contractors, suppliers, and service providers for various tasks. Contract Negotiation : Negotiate contracts and agreements with vendors and contractors, ensuring clear terms and conditions. Quality Assurance : Monitor the quality of work performed by contractors, ensuring it meets established standards and specifications. Coordination : Coordinate the activities of multiple vendors and contractors to ensure efficient workflow and project progression. 3. Project Execution and Monitoring Scheduling and Timelines : Develop and maintain project schedules, ensuring tasks are completed on time and in the correct sequence. Resource Management : Allocate resources, including labor and materials, and ensure their efficient use. Progress Monitoring : Track project progress, addressing any issues or delays that arise. Adjust schedules and plans as necessary to keep projects on track. Safety Management : Ensure all work is performed safely, complying with relevant safety regulations and standards. 4. Communication and Reporting Stakeholder Communication : Maintain regular communication with homeowners, providing updates on project status, any issues encountered, and resolution plans. Documentation : Keep detailed records of all project activities, including contracts, budgets, schedules, and work performed. Reporting : Provide regular reports to stakeholders, summarizing project progress, financial status, and any issues or risks. 5. Quality Control and Finalization Inspection and Approval : Conduct final inspections of completed work, ensuring it meets all quality standards and specifications. Punch List Management : Address any outstanding issues or deficiencies identified during inspections. Project Closeout : Complete all necessary paperwork, including permits and approvals, and hand over final documentation to the homeowner. Warranty Management : Manage warranty claims and repairs for work performed under warranty. Maintenance Plans : Provide recommendations for ongoing maintenance and upkeep of the property. 7.
