More about the role The Real Estate (RE) Portfolio Head has a regional responsibility and partners with the businesses to drive portfolio optimization and consolidation, create additional value on RE cost and capital efficiency, functional discipline, and professionalism to ensure the right people and competent suppliers while driving continuous improvement. This role will be responsible for ensuring that RE strategic initiatives are deployed and implemented in line with strategic and portfolio plans for the businesses and in accordance with Signify and functional requirements, including RE-QS requirements and RE directives. STRATEGY AND PORTFOLIO
- Responsible for senior stakeholder alignment in the region to fully understand business and location strategy and translate that into real estate requirements.
- Support development of real estate strategy per asset type and deploy in the region.
- Advises and challenges strategic rationale, space demand, financial implications, liabilities, risks, and opportunities.
- Primus inter pares in the region for HoRE. Leads the regional team and ensures balanced project allocation.
- Reviews 18 months lease events on a regular basis and ensures business alignment and execution.
- Responsible for real estate transactions in the region including lease renewals, lease acquisitions, disposals and partners with internal and external stakeholders in accounting, EA, tax, legal, etc.
- Manages outsourced service providers for transactions in the region.
- Ensures high-quality, compliant, and auditable transaction processes and is the primary interface with brokers.
- Responsible for Target and SP, manages target and meets capital expenditure and P&L targets.
- Prepares financial business cases prior to submission including at investors and IC presentations.
- Creates lease and transaction POs in line with accounting principles.
- Responsible for data accuracy in Planon for the region.
- Holds SME role for the domain supporting strategic priorities. In this global SME role, be a consultant supporting across regions in areas including but not limited to workplace, project management, transactions, (use of own) technology, sustainability.
- Responsible for contract management and performance management of outsourced service provision/MSA’s in his/her domain.
- As BPO for his/her SME role, responsible for maintaining process descriptions in QS up to date.
- Minimum 10 years of (corporate) real estate experience, Portfolio Management, Transactions Management in an international environment.
- Master in Economics, Finance or Real Estate (or similar).
- Experience in stakeholder management, account management, and managing expectations within a matrix management environment.
- Working knowledge of transactions, design, construction management, facilities, and property management.
- Knowledge of financial aspects like IFRS, lease accounting, NPV, and Cash flow.
- Experienced in coordinating project teams, preferably in a matrix environment.
- Experience in & has been responsible for transactions, negotiation & deal-making. Negotiation-handling with uncompromising sense of business integrity.
- Solid analytical & financial acumen. Experience with (& understanding of) decisions which impact P&L and balance sheet.
- Strong Influencing & Interpersonal Skills.
- Strong drive to combine result orientation with process focus.
- Ability to operate and proactively act in a dynamic environment.
- Excellent communication and presentation skills; fluency in Mandarin is an advantage.
- Drives and creates a performance culture in his/her region.
