Focus: Local Real Estate Investment in Saudi Market Experience Required: 5-7 years About the Company: A premier Saudi-listed real estate investment company, recognized for their dynamic portfolio and leadership in the local real estate market. They specialize in high-growth sectors including residential, commercial, hospitality, and mixed-use developments across Saudi Arabia. As a key player in the Kingdom's Vision 2030 plans, they focus on creating long-term, sustainable value for their stakeholders and contributing to the growth and diversification of the Saudi economy. Role Overview: They are looking for a Senior Associate / Vice President to join their Real Estate Investment Team in Riyadh. The ideal candidate will have 5-7 years of experience in real estate investment, with a deep understanding of the Saudi market. This role offers an exciting opportunity to lead investments in a rapidly growing and evolving local real estate market, directly contributing to the company's strategic vision and growth. Key Responsibilities:

Lead the identification, evaluation, and execution of real estate investments across Saudi Arabia.
Oversee and manage the full investment process, including sourcing, underwriting, structuring, and negotiating transactions.
Develop and maintain strong relationships with brokers, developers, legal teams, financial institutions, and other key stakeholders.
Conduct detailed market and asset-level due diligence, assessing investment opportunities from both financial and strategic perspectives.

Financial Analysis & Modeling:

Perform in-depth financial modeling and valuation of potential acquisitions, including discounted cash flow (DCF), internal rate of return (IRR), and other relevant metrics.
Analyze market trends, capital markets, and economic drivers to forecast real estate performance.
Ensure the development of clear investment cases and presentations for the executive committee and board approval.
Support the optimization and management of the existing portfolio, identifying opportunities for asset repositioning, redevelopment, or value-creation strategies.
Monitor the performance of assets, tracking key performance indicators (KPIs) and ensuring portfolio alignment with the company's investment strategy.
Work closely with the asset management team to ensure efficient execution of portfolio strategies.

Market Research & Insights:

Lead market research and analysis to identify trends, risks, and opportunities in the Saudi real estate sector.
Regularly assess macroeconomic conditions, regulatory developments, and sector-specific shifts that impact investment decisions.
Provide regular updates to senior leadership on key market trends and actionable insights.

Stakeholder Management & Reporting:

Prepare and present investment memoranda, financial models, and strategic reports to senior management and stakeholders.
Collaborate with internal teams, including finance, legal, and asset management, to execute transactions and ensure smooth operational integration post-investment.
Support investor relations activities, including the preparation of reports and updates for stakeholders and external investors.

Required Qualifications & Experience: Experience:

5-7 years of experience in real estate investment, private equity, or asset management with a strong focus on the Saudi market.
Proven experience in executing real estate transactions, from sourcing to closing.
Extensive knowledge of Saudi real estate dynamics, market drivers, and regulatory environment.

Education:

Bachelor's degree in Finance, Real Estate, Economics, Business, or a related field.
MBA, MSc in Real Estate, CFA, or other relevant certifications are a plus.

Skills:

Expertise in financial modeling, valuation, and investment analysis.
Proficiency in Excel, PowerPoint, and financial software tools.
Strong verbal and written communication skills in English; Arabic fluency is advantageous but NOT essential.
Strong negotiation and interpersonal skills, with the ability to build relationships with key stakeholders.

Knowledge & Expertise:

In-depth understanding of local Saudi real estate market trends, regulations, and drivers.
Solid track record of real estate investment execution, with knowledge of both equity and debt financing structures.
Understanding of Sharia-compliant finance principles is advantageous.
