8-10 years of related experience, 4 years of which in a managerial position.ResponsibilitiesOversee the development of an investment strategy and portfolio strategy for the company.Conduct routine assessments for the real estate portfolio of the company.Determine and direct the development of portfolio real estate assets to maximize returns.Assess all investment opportunities and develop an investment strategy based on priorities based on shareholder and executive management requirements.Work with investment partners and other relevant stakeholders to formulate partnership and other relationships that prioritize maximizing returns.Collaborate with executive management and other relevant stakeholders to define investment goals and objectives, ensuring alignment with the organization's overall vision and objectives.Analysis & Planning:Oversee the deployment of comprehensive financial analysis tools in the assessment of portfolio components and investment opportunities, including but not limited to cash flow projections, various financial projections calculations (IRR, ROI, ROA, ROE, etc.), risk assessments.Direct the evaluation of market trends, economic factors, and regulatory considerations to identify investment opportunities and develop strategic investment plans.Lead the due diligence on prospective investment opportunities, including analyzing legal and financial documents, conducting site visits, and assessing market demand.Stay updated with real estate market trends, economic indicators, and regulatory changes to identify emerging investment opportunities and potential risks.Conduct market research and competitive analysis to understand market dynamics, demand drivers, and pricing trends.Collaborate with the research team to gather and analyze data on market benchmarks, industry best practices, and investment benchmarks.Project Evaluation:Direct/Lead the assessment of the feasibility and viability of real estate development projects, considering factors such as market demand, construction costs, zoning regulations, and potential risks.Direct all market research and feasibility studies to identify potential development opportunities, evaluate market trends, and analyze competitive landscapes.Develop financial models and projections to assess project profitability, investment returns, and sensitivity analysis.Identify project partners and coordinate with SMEs, including architects, engineers, and legal experts, to evaluate project feasibility and mitigate potential risks.Presenting, Monitoring & Reporting:Develop and present investment proposals, business plans, and financial models to stakeholders, providing clear and concise recommendations.Prepare detailed investment memorandums, including project summaries, financial analysis, and risk assessments, to support decision-making processes.Monitor and track ongoing real estate investments, providing regular updates on performance, risks, and potential mitigation strategies.Identify and analyze exit strategies, such as refinancing or dispositions, to optimize investment returns and align with strategic objectives.Prepare and present reports and presentations on market research findings, investment trends, and recommended strategies.Management:Develop department and team KPI and objectives.Ensure proper governance of the department (team development plans, succession planning, etc.).Fulfill all administrative tasks to ensure the smooth function of the team.Work with other company departments to ensure appropriate alignment and approval of all work tasks.Successfully handle all requests made by reporting manager.QualificationsBachelor's degree in Finance, Accounting, business administration, or a related field (advanced degree preferred).8-10 years of related experience in real estate investment analysis, feasibility studies, and project evaluation, 4 years of which in a managerial position.Strong financial modeling skills and proficiency in analyzing investment opportunities using Excel, ARGUS, or similar software.Excellent knowledge of real estate markets, industry trends, and economic factors influencing investments.Familiarity with legal and regulatory requirements related to real estate investments.Strong analytical and problem-solving abilities with a keen attention to detail.Excellent communication and presentation skills, with the ability to convey complex information to stakeholders at various levels.Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced, dynamic environment.Strong interpersonal skills and the ability to collaborate effectively with cross-functional teams.
