Manage Non-Aero Revenue income streams for Bahrain International Airport, including Property, Retail Concessions, Car Parking, Car Rental, and Advertising. Lead a team to achieve revenue targets, create forecasts, and identify risk. Develop robust exit strategies for delinquent tenants and manage Opex costs to ensure compliance. Improve Car Park and Ground Transportation Management to increase revenues and customer satisfaction. Key Responsibilities:
- Manage revenue income in excess of BD13m
- Review current portfolio and address any inefficiencies
- Maintain and grow revenue streams across all categories
- Create accurate and achievable budget forecasts to contribute to divisional Revenue targets
- Ensure Opex budget targets are met
- Mentor the team in managing revenue targets, creating forecasts, and identifying risk to income
- Proactive in reviewing quarterly income performance
- Actively address any deficiencies in revenue streams
- Report on quarterly financial performance and comment on results
- Attend Debtor meetings and address and action any outstanding delinquent tenants
- Develop a robust exit strategy for delinquent tenants
- Manage Opex costs to ensure compliance
- Play an active role in leading the team on revenue management, assisting where necessary and leading by example
- Car Park and Ground Transportation Management to improve Customer Satisfaction and increase revenues for our Car Park portfolio
- Implement clear operational strategies
- Review Car Park infrastructure to ensure best practice in operation and controls
- Establish robust Revenue management procedures and controls to protect revenue income
- Improve Car Rental operation for ease of service
- Manage the service roads, car rental parking, executive, and staff car parks operation
- Improve the Commercial offering with limited time and resources
- Attract new entrants to test the market
- Introduce revenue sharing contracts to allow transparency and sales reporting
- Improve the overall passenger experience
- Conduct Car Park Revenue analysis to understand the business and identify opportunities, threats, weaknesses, and strengths to the operation
- Achieve improved scoring on ASQ surveys and passenger feedback surveys
- Continuously review current operations and assess improvement measures
- Identify new business opportunities to enhance the passenger experience
- Develop the current Property and Retail portfolio for the existing terminal to identify new income streams, improve processes, and create management structures to protect revenue income
- Devise and Implement a Commercial Strategy to attract the latest brands and tenants to BIA
- Attract world-class operators for BIA representing the best International, Regional, and Local businesses
- Improve and Review the Property & Real Estate to develop where necessary
- Review current leases and improve terms on commercial agreements
- Create a database of National, International, and regional companies and brands
- Market BIA to attract commercial offers
- Assess the current estate and identify new opportunities and potential to improve the estate
- Review current agreements to improve terms
- Introduce Commercial agreements that encourage mutual growth and revenue sharing
- Develop new proactive tenant relations with our partners to improve relations, creating trust in open and transparent business dealings
- Create a Commercial strategy for our car rental market to improve the standard of offer, improve tenant relationships, and create commercial agreements to enhance their offerings
- Improve the Commercial offering with limited time and resources
- Attract new entrants to test the market
- Introduce revenue sharing contracts to allow transparency and sales reporting
- Develop a clear commercial strategy for the existing terminal until 2019
- Improve the offering with limited resources to enhance service levels and increase revenues
- Attract new entrants to the airport to bring freshness to the commercial offer
- Encourage sharing of information within contract agreements to benefit the business and the airport customer
- Create and implement a Commercial Tendering strategy for the new AMP that optimizes the revenue potential of the new Terminal
- Review and improve the existing lease strategy
- Help implement the commercial aspects of the Airport Master Plan
- Formulate Concession agreements that are commercially driven, encourage growth, and provide the best levels of Customer satisfaction
- Introduce new Tendering procedures
- Liaise and correspond with the Bahrain Tender Board on all tendering issues in a timely and efficient manner
- Generate new Request for Proposal documentation to ensure the tender process is informative and clear to bidders
- Produce robust and transparent Evaluation assessments of all bidders ensuring compliance with Bahrain Tender Board procedures
- Select brands and outlets that add value to the commercial estate
- Create robust contracts and implementation procedures to ensure a smooth installation and fit-out
- Develop new Policies and Procedures documents across property and leasing, Tenant Relationship management, and Landside Commercial estates to improve the standard of the portfolio leading to improved revenue income
- Create and keep updated a Policy and Procedures document for the NAR department
- Assist and Manage the introduction of tenant Service Level Agreements
- Introduce best practice management structures from other Best in Class Airports
- Create new formal Communication procedures with tenants
- Hold constructive Tenant meetings to share relevant information for the greater good of BAC, Tenant, and the customer
- Analyze existing procedures and improve where necessary, creating an open business-to-business practice
- Standard Operating Procedures Manual
- Benchmark performance and tenant relations to best practice
- Develop an open and constructive B2 B and B2 C business relationship
- Share information for the benefit of the overall business partnership system with all our customers
- Design mutually agreed KPI mechanisms to measure the business
- Introduce service level agreements across all commercial tenants to improve operations and clarify roles
- Develop open and transparent Business Models and communication channels with all our Business Partners
- Develop procedures that grow the business mutually
- Implement sales reporting techniques to capture sales data and review performance together
- Identify action plans to improve sales, generate activities, and increase penetration
- Create formal two-way communication channels for an open and transparent business relationship
- Establish reporting structures to assist in jointly developing the business and identifying threats and weaknesses
- Conduct Quarterly Business Review meetings with Company owners to review and develop the business
- Market BIA to generate new revenue streams for sustainable income and year-on-year growth
- Promote BIA as a must-visit destination
- Promote Retail, F&B, and commercial offers to attract passengers and airlines
- Promote the Property and Real Estate to increase occupancy rates
- Promote Airport Car Parking facilities to increase off-peak revenues
- Improve the customer journey at BIA
- Create a cross-functional marketing policy to assist tenants in promoting their business
- Develop resources dedicated to the Marketing function for Non-Aero Businesses
- Introduce new customer-friendly car park initiatives for ease of parking
- Develop the Mentor-the-Manager Programme to ensure a structured Succession plan is in place
- Assist in formulating a strategy for individual development to identify skills within the organization
- Align functional objectives with strategy by setting subordinates' objectives, managing performance, recruiting qualified staff, developing and motivating staff, and providing formal and informal feedback and appraisal to maximize subordinate and departmental performance
- Mentor fellow colleagues and provide guidance
- Create a culture of open management systems to allow for mentoring and personal development
- Help identify talent within the organization
- Help develop that talent to contribute to the long-term Company staff development strategy
- Provide adequate training programmes geared to adding to the skill set

- Job Requirements: Minimum Qualification: Bachelor degree in Management, Science, or equivalent qualification, Minimum Experience: Minimum 12 years' experience in Commercial, Property & Retail, Real estate, or a related field, Minimum 5 years' experience in Airport Concessions, Duty Free operations, F&B operations, or a related industry
