We are seeking a Cluster Facility Operations Manager with prior experience of managing the technicians and grount staff in order to facilitate the day-to-day operations and maintenance of our rental properties. He is required to drive the daily operations as per the standard operating procedures.KEY RESPONSIBILITIES:1. Property Maintenance:Plumbing maintenance :(i) Water softners systems . For ex : driving the repairs with the vendors(ii) Underground drainage and water piping systems. For ex : driving the issues with municipaity authorities.(iii) Laundry facility - Identify and select tools, equipment, and pipe sizes and mark positions for connections and fixtures & valves.(iv) Over head water tankers & underground water slump(v) STPElectrical maintenance :- Common area electrical & appliances maintenance(i) Power backup/DG(ii) Transformers(iii) UPS(iv) CCTV(v) LT & HT panels(vi) lifts-Inside flat appliances maintenanceAC, TV, Microwave , Refrdigerator , Chimney , Induction stove, Geyser(i) Tenant CheckIN , Check OUTs(ii) Flat readiness post Check outsOthers :(i) Ensure Safety & Compliance - For ex - Fire alarm systems safe working methods and procedures etc.(ii) Building Audits2. Inventory Management:Optimize space utilization within the facility to meet current and future needs.Maintain accurate records of inventory within property3. Tenant Relations and issue managementAct as the escalation point of contact for tenants regarding facility-related issues.Address tenant concerns and requests promptly and professionally.Foster positive relationships with tenants to ensure tenant satisfaction and retention.4. Resource managementSupervise ground staff, offering training, mentorship, and enforcing adherence to company policies and guidelines.Qualifications & skillsAbility to set the right exceptations with the tenantsAbility to communicate with good articulationStructured , well organised and consistent with workBachelor's degree in facilities management, real estate, or a related field (preferred).Releavnt experience in property management, preferably residential real estateExpertise of maintenance and repair in atleast one of the building infrastructure items like Electrical or PlumbingAbility to independently travel to properties within the assigned geographical clusterAbility to manage the reportees such as (i) Property Operations Managers (ii) Technicians like Plumbers , Electricians etc, (iii) Housekeeping staff (iv) Security guardsEmployment Type: Full Time, PermanentHaving a Bike is preferred Ability to independently travel to the assigned propertiesSkill 1Ability to manage the Property Managers & ground staff like housekeeping , security guard , electricians & plumbersSkill 2Ability to handle customer queries like repair and maintenance , check-IN , check-OUT etc..Skill 3Building maintenanceOffice TimingsEMPLOYMENT TYPE = Both Office and Field job- Monday to Friday @ 8:00 AM to 6:00 PM- Saturday half day. -No of days working in a week = 5.5 days- Week-off = Sunday- Work from home = Not available PRB
